Prices vary widely depending on the type of municipality

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Drôme (26) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

What makes country houses in Drôme special

Between Provençal mas and Dauphiné farmhouse

The Drôme country house looks different depending on whether you are in the north or south of the department. Towards Provençal Drôme (Nyons, Grignan, Buis-les-Baronnies), you find the mas built in limestone, low and wide, under a canal-tile roof, sometimes with a dovecote. Further north, around Romans-sur-Isère and the Isère valley, the Dauphiné farmhouse dominates, built in river pebble and brick under a steeper flat-tile roof. In between, the Drôme's Vercors area imposes its own style, with mountain farmhouses built in massive limestone, their openings kept small against the cold, quite unlike the open mas of the south. Hail nets over orchards and vineyards are also a common sight each early summer, a reminder of the Rhône valley's sometimes stormy weather.

Many properties come with land planted with olive trees, lavender or an orchard of apricot trees, plus outbuildings (barn, vaulted cellar, dovecote) to convert. Village houses with a courtyard and garden, in the perched hamlets of the Vercors or the Baronnies, often offer open views over the surrounding relief. Dry-stone terraces (restanques), typical of the hillsides of Provençal Drôme, often shape the land into cultivated steps, a piece of farming heritage that needs upkeep but adds real charm to a property, especially where old olive trees still grow on them.

From the Baronnies to the Vercors: contrasting areas

Around Nyons, Grignan and Dieulefit, Provençal Drôme attracts buyers seeking a move to the countryside, drawn by the climate and the garrigue landscapes; prices stay firm, especially near the listed villages. The Montélimar area, well served by its TGV station and the A7 motorway, combines fast access with still-affordable countryside. Towards Crest and the Drôme valley, renovated longères with land trade at intermediate levels. The Buis-les-Baronnies area, known for its lime trees and Provençal market, and the more remote Rémuzat area, attract buyers seeking authenticity away from the main routes and the summer crowds of the better-known villages.

The Drôme Vercors (Die, Châtillon-en-Diois) and the Diois offer the most moderate prices in the department, with farmhouses to renovate on several hectares of woodland and pasture. Romans-sur-Isère and the Drôme des Collines, closer to Valence, also remain more accessible than the Provençal south. No TGV station serves the Diois directly, so buyers must factor in a drive of just under an hour from Valence, or from Montélimar for the southernmost areas, with local roads winding through the hills.

What determines the price of a country house in Drôme

Three factors carry weight: proximity to the TGV stations of Valence or Montélimar, orientation and outlook (an open view over the Baronnies or the Vercors clearly adds value), and the condition of the building — tile roof, timber frame, insulation and energy rating, often a weak point on old stone mas. A renovated mas in Provençal Drôme and a farmhouse to renovate in the Diois can show a considerable price gap for a comparable size. A swimming pool, much sought after in the dry, hot climate of Provençal Drôme, and the quality of farmland or olive groves also rank among the criteria that push up the price, alongside a sheltered, south-facing terrace.

Always check the drainage system, fibre-optic availability for remote working, and the local plan rules if you plan to convert an outbuilding or extend the house. Clay soils in the Rhône valley expose some areas to clay-shrinkage subsidence risk, while communities along the Rhône or the Drôme river need to factor in flood risk when planning a purchase, particularly for land close to the riverbanks.
