There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Rhône (69)? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Rhône (69) stood at €285,700 in 2025, with an average price of €290,903 and a median price of €2,664/m² of living space (952 house sales in rural municipalities over the year). The golden-stone farmhouse and the Dombes farm

In the Beaujolais, the farmhouse is recognisable by its distinctive golden limestone, its Roman-tile roofs, and a courtyard often closed off by a porch, with a vaulted cellar tied to winemaking. In the Dombes, the traditional farm combines rammed earth, brick and timber frame, with a cowshed and a shed near the fish ponds. In the Lyonnais hills, plainer stone barns and farms dominate the higher ground. There are no mas in Rhône.

These buildings lend themselves to conversion into a main home or gîtes, subject to planning zoning and a change of use for barns classed as agricultural. The land, from a simple vineyard courtyard to several hectares of pasture in the Lyonnais hills, can support horses or a permaculture project.

Areas and towns to look at

The Beaujolais wine area, around Beaujeu, Villefranche-sur-Saône and Belleville-en-Beaujolais, has the widest choice of golden-stone farmhouses, with prices varying widely depending on proximity to well-known crus. The Dombes, towards Châtillon-sur-Chalaronne and Trévoux, offers more farmhouses with land around the fish ponds. The Lyonnais hills, towards Tarare and Saint-Symphorien-sur-Coise, offer more affordable mid-mountain barns.

Around the Lyon metropolitan area, farmhouses become scarce and sell well above the departmental average, including in the nearby Monts d'Or. Further north, towards Anse and the Azergues valley, the market stays more accessible while remaining close to main roads.

Points to check before buying a farm or a barn

Check the permitted use of the building under the agricultural zone of the local plan: a farm barn can only become a home if it is listed for a change of use. Check the roof (Roman tile, but also asbestos-cement on adjoining sheds), the timber frame and the drainage, often non-compliant on isolated buildings.

If land is included, ask about any current farm lease, particularly around the Dombes ponds which are subject to specific regulation, and about the pre-emption right of the Safer. Finally, cost the renovation carefully, especially for wine cellars needing restoration.
