What makes farmhouses and barns in Puy-de-Dôme special

The Auvergne stone farmhouse and the buron

In Puy-de-Dôme, the farmhouse is traditionally built in dark volcanic stone, basalt or arkose depending on the massif, with the dwelling, cowshed and barn often grouped under a single low-pitched roof covered in lauze stone slabs or flat tile. On the heights of the Cézallier and Artense, the buron, a small summer-pasture building linked to grazing and cheese-making, adds to this heritage. There is no mas in Puy-de-Dôme: the term remains specific to the Mediterranean south. A vaulted cellar built into the volcanic rock is another distinctive feature found on many older farms here.

These thick-walled stone buildings offer good thermal inertia and convert well into a home or several gîtes, subject to local planning zoning. The attached farmland, often grazing pasture, from a few hectares to several dozen hectares in mountain areas, suits livestock farming, horses or a permaculture project at moderate altitude. The Limagne, an agricultural plain around Riom and Clermont-Ferrand, holds mostly arable farms, while the Combrailles, to the west towards Pontgibaud and Pontaumur, offer more remote and affordable stone farmhouses. Near Clermont-Ferrand and its urban area, renovated farmhouses sell noticeably above the regional average. Towards Issoire and Thiers, halfway between plain and mountain, prices stay more moderate, as they do in the western Combrailles, further from main roads. The Clermont-Ferrand area has no TGV station, which somewhat limits the Paris-driven pressure seen elsewhere.

Points to check before buying a farm or a barn

Check the permitted use of the buildings: a barn zoned as agricultural land under the local plan can only become housing if it is identified as eligible for a change of use, which particularly concerns summer-pasture burons. Look at the roof (lauze stone, tile or metal sheeting depending on altitude, and possible asbestos-cement on sheds), the timber frame and the drainage, often complex in mountain areas. Altitude and winter snow cover frequently add to the constraints of any building work, particularly when materials need to reach the most remote buildings.

If summer-pasture or grazing land is included, ask about any current farm lease and about the pre-emption right of the Safer, active across much of the massif. Finally, cost the renovation precisely: restoring a buron or a volcanic-stone farm often requires a substantial budget, close to the purchase price, particularly when the lauze roof needs full replacement.
