A farmhouse for sale in Haute-Savoie (74), an alpine farmhouse or a chalet-barn waiting to be renovated: between the Genevois, Faucigny and Chablais areas, the department keeps a timber-and-stone farming heritage shaped by dairy farming and the closeness of Lake Geneva. This page brings together the farmhouses, barns and mas for sale in Haute-Savoie published on ma-propriete.fr: chalet-farms with a cowshed and hayloft, former dairy cooperatives, farmhouses with outbuildings and pasture for horses or cattle.
Below you will find the actual prices of the Haute-Savoie rural market, an overview of where to look, from the Annecy basin to the Chablais valleys, and the points to check before buying a mountain farm building. If your project is tourism-related, our white paper on setting up a rural gîte will help you cost it.
There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

A departmental average hides large gaps. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. The table below shows the median price of country houses in Haute-Savoie (74) by type of municipality (cumulative sales from mid-2020 to 2025) and its change between 2021 and 2025.

Note: in Haute-Savoie (74), the municipalities classified as "coastline" have no access to the sea. They are municipalities bordering lakes of more than 1,000 hectares (or, in Eure, the Seine estuary) covered by the 1986 Loi Littoral, which also applies to such inland lakes and estuaries.

The traditional Haute-Savoie farmhouse is recognisable by its chalet dwelling with a wide tiled roof overhang, its stone cowshed on the ground floor and its timber-built hayloft barn above, roofed with shingles or sheet metal. A more recent agricultural shed often completes the holding. There are no mas in Haute-Savoie; the term has no local roots here.
These volumes lend themselves to conversion into a home or mountain gîtes, subject to planning zoning and mountain-area building rules, which are particularly strict in this heavily built-up department. The surrounding land, from a few thousand square metres to several hectares of pasture, remains sought after for horses or a permaculture project.
The Chablais, around Thonon-les-Bains, Douvaine and the Voirons hills, and the lower Faucigny, around Bonneville and La Roche-sur-Foron, still hold a supply of chalet-farms to renovate. In the Arve valley, between Cluses and Sallanches, farm buildings sit alongside a denser industrial fabric. The Bornes and Aravis mountains, around Le Grand-Bornand and Thônes, keep a preserved mountain character.
Near Annecy and its lake, and close to the Genevois area around Annemasse, renovated farmhouses are rare and clearly above the regional average, driven up by the proximity of Geneva. In the rural Genevois, around Saint-Julien-en-Genevois, meadows and former farms remain highly sought after.
Check the change of use of the building: in an agricultural zone of the local plan, a barn or cowshed only becomes habitable if it is expressly identified for that purpose, and mountain-area rules strongly limit extensions and buildability. Examine the roof (shingles, sheet metal, sometimes asbestos-cement), the timber frame sized for snow load, and the drainage, which is often a private system at altitude.
If pasture or summer grazing land comes with the property, ask about any current farm lease or grazing agreement and about the pre-emption right of the Safer. Cost the renovation carefully: rehabilitation prices in Haute-Savoie are often pushed up by pressure on the local construction market.
