The traditional Savoie farmhouse combines a timber or stone chalet dwelling, a vaulted stone cowshed on the ground floor and a large hayloft above, roofed with larch shingles or sheet metal depending on altitude. In Maurienne and Tarentaise, agricultural sheds and outbuildings often complete the group around a small courtyard. There are no mas in Savoie; the term has no local use here.
These buildings offer interesting volumes constrained by the terrain: a mountain barn can be converted into a home or several altitude gîtes, subject to planning zoning and mountain-area building rules. The surrounding land, often steep hay meadows or former summer pastures, is counted in hectares but tends to be split between several owners.
The Beaufortain and the Arly valley, around Ugine and Flumet, still hold accessible chalet-farms to renovate. In Maurienne, from Saint-Jean-de-Maurienne to La Chambre and Saint-Michel-de-Maurienne, farmhouses come up more often than in Tarentaise. The Bauges massif, around Le Châtelard and Lescheraines, keeps a preserved rural character, as does the Combe de Savoie around Albertville.
Near Chambéry and Aix-les-Bains, around Lake Bourget, renovated farmhouses are scarce and noticeably more expensive. In Tarentaise, close to the Moûtiers and Bourg-Saint-Maurice resorts, farmland is often priced closer to leisure property.
Check the change of use of the building: in an agricultural zone of the local plan, a barn or cowshed can only become a home if it is listed among the buildings identified for that purpose, and mountain-area regulations strictly limit extensions. Check the roof (shingles, sheet metal, sometimes asbestos-cement on newer sheds), the timber frame under snow load, and the drainage, which is often non-mains at altitude.
If summer pastures or meadows come with the property, ask about any current farm lease or multi-year grazing agreement, and about the pre-emption right of the Safer. Renovating a high-altitude chalet-farm, constrained by access and climate, frequently costs more than first budgeted.
