There are no statistics dedicated to farmhouses and barns: a renovated farmhouse sells like a country house with outbuildings and land, whereas a bare barn or a farm to renovate often sells well below. The most useful benchmark therefore remains the price of country houses.

How much does a country house cost in Auvergne-Rhône-Alpes? According to DVF data (notarised sales) analysed by the ma-propriete.fr observatory, the median price of a country house in Auvergne-Rhône-Alpes stood at €230,000 in 2025, with an average price of €246,927 and a median price of €2,200/m² of living space (16,528 house sales in rural municipalities over the year). 10% of houses sold for less than €98,000 (floor price, 1st decile) and 10% for more than €410,000 (ceiling price, 9th decile). The typical country house offers 109 m² of living space on an average plot of 3,243 m², i.e. around 0.3 ha.

The region is well above the national median (€189,200). Since the second half of 2020, the regional median price has risen from €200,000 to €230,000, i.e. +15.0%; over one year (2024-2025) the change is +3.1%.

Prices vary widely depending on the type of municipality

A regional average also hides large gaps between municipalities. A smallholding to renovate, a restored longère with its outbuildings, a farmhouse on several hectares of land or a manor house with parkland do not sell at the same price, and the location matters as much as the building: coastline, tourist area, peri-urban countryside close to a job market or deep countryside. What makes farmhouses, barns and mas in Auvergne-Rhône-Alpes special

One region, several farm building traditions

In Cantal and Puy-de-Dôme, the Auvergne farmhouse is recognisable by its dark basalt or granite masonry, its roof of lauze stone slabs or slate, and its buron summer shelter where the farm reached into the high pastures. In Savoie and Haute-Savoie, the farm extends into an alpine chalet and hayloft under a génoise-tiled roof. In Ain, the timber-and-brick Bresse farmhouse, with its Saracen chimney, contrasts sharply with mountain buildings.

Further south, in the Drôme provençale and lower Cévenol Ardèche, the limestone mas, sometimes with dry-stone terraces, becomes a local reality again; that is not the case in Loire, Isère or Rhône, where the traditional block farmhouse dominates. These barns and farm buildings offer volumes well suited to housing, gîtes or a permaculture project on the attached hectares.

Areas and towns to look at

In Ardèche, the high plateaus around Aubenas and Le Cheylard offer a wide reserve of farmhouses and mas to renovate, while the Rhône valley and the area around Valence are more sought-after. In Cantal, the Aurillac and Saint-Flour area concentrates the most accessible volcanic-stone farms. In Isère, the Trièves and Matheysine areas, less pressured than greater Grenoble, still hold affordable farmhouses.

In Savoie and Haute-Savoie, proximity to Geneva, Annecy or major ski resorts makes alpine chalets markedly more expensive than in Puy-de-Dôme or Allier, where lowland farms remain among the most affordable in the region. The Rhône Beaujolais and the Dombes area of Ain offer a compromise between affordability and proximity to Lyon.

Points to check before buying

Check the change of use allowed under the local plan for buildings classified in an agricultural zone, very common in mountain areas and on the volcanic plateaus. Check the roof (lauze stone, slate, or corrugated metal on sheds, sometimes asbestos-cement), the timber frame, individual drainage in isolated areas, and the altitude, which governs winter access.

If land is attached, check for any current farm lease and the pre-emption right of the Safer, active across the whole region. Cost the renovation carefully, as it varies greatly between a Bresse barn and a hard-to-reach alpine chalet.
