A maison de maître for sale in Auvergne-Rhône-Alpes takes on the colour of its country: dark basalt and lava stone in the Auvergne, golden stone in the Beaujolais, rammed earth in the Dauphiné, Savoyard sandstone, rolled pebbles in the Drôme. This section is not limited to them: it welcomes all the fine residences of the region, Ardèche bastides, large chalets, villas on the Alpine lakes, architect-designed houses around Lyon, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Here you will find the maisons de maître and fine residences for sale offered by private owners, agencies and notaries.

This page gathers price benchmarks for the region's large residences, the profile of the properties currently on the market, the particularities of the buildings in each massif, the sought-after areas department by department, and the checks specific to the Alps, the Massif Central and the Rhône valley. To structure your project from start to finish, rely on our guide to buying prestige property in France.

Maison de maître prices in Auvergne-Rhône-Alpes in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Auvergne-Rhône-Alpes, 87 sales were recorded in 2025, with a median price of €860,000*, a floor/ceiling range (P10–P90) of €492,700 to €2,670,000 and a median of €2,542/m² of living space (average 359 m² of living space on 8,047 m² of land). Over five years (2021-2025), the regional median comes to €878,400 across 605 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes maisons de maître and fine residences for sale in Auvergne-Rhône-Alpes distinctive

Basalt, rammed earth, sandstone and chalets: buildings that vary by massif

In the Cantal, the Puy-de-Dôme and the Haute-Loire, the maison de maître is built of volcanic stone, basalt, Volvic lava or granite, under a roof of stone slabs, slate or curved tile depending on altitude. The Lyon area and the Beaujolais build in golden stone, that of wine merchants' and notables' residences; the Dauphiné and the Bresse use rammed earth and brick, the Drôme and the Ardèche pebbles and limestone, with their mas and bastides. In Savoie and Haute-Savoie, the fine residence becomes a large chalet, a Belle Époque lakeside villa or an architect-designed house opening wide onto the mountain.

Outbuildings make the difference: an attached barn, a drying loft, a dovecote, an orangery, a caretaker's cottage, a walled park planted with cedars and lime trees, a pool and pool house in recent properties. Stone staircases, fireplaces, parquet floors, old panelling and generous ceiling height count as much as living space, and a sale often includes a garden with terraces, old trees and a view over the valley or the lake.

The twelve departments and their sought-after areas

The Rhône (69) brings together the residences of the Lyonnais hills, the Saône valley and the Pierres Dorées country; the Ain (01) offers the maisons de maître of the Bresse, the Revermont and the pays de Gex, looking towards Geneva. Haute-Savoie (74) and Savoie (73) concentrate demand around lakes Annecy, Geneva and Bourget, Aix-les-Bains, Chambéry and Albertville. The Isère (38) runs from the Grésivaudan to the Terres froides, the Drôme (26) from the Provençal Drôme to the Diois, the Ardèche (07) from Vals-les-Bains to the Boutières.

Further into the centre, the Loire (42) offers notables' residences around Roanne and the Forez, the Allier (03) the bourgeois houses of Moulins, Vichy and the Bourbonnais, the Puy-de-Dôme (63) those of Clermont-Ferrand, Riom and the Combrailles, the Haute-Loire (43) those of the Velay, the Cantal (15) those of Saint-Flour and Aurillac. Lyon, Grenoble, Valence, Chambéry, Annecy, Saint-Étienne and Bourg-en-Bresse have a TGV station; the Allier, Puy-de-Dôme, Haute-Loire, Cantal and Ardèche do not, and rely on Intercités and TER regional services.

Points to check from the mountains to the Rhône valley

In the mountains, natural hazards weigh on buildability: avalanches, landslides, torrential floods; consult the prevention plans and request a planning certificate before any extension project. The Mountain Act and the rules applying to the shores of the large lakes also restrict enlargement. In the Massif Central, heavy stone-slab or slate roofs and snow-loaded roof timbers call for close examination; rammed earth fears run-off water and cement renders. Radon, a gas of granitic origin, is reported in several parts of the Massif Central and the Alps: a measurement in the cellar is advisable.

A recent villa or architect-designed house calls for other checks: permits for extensions and the pool, ten-year warranty, the rules of a shared estate. For bastides and mas, verify private drainage and the brush-clearing obligation in the Drôme and the Ardèche. Have an expert draw up a full survey of the building, roof, timbers, damp and installations, before making an offer, since renovation budgets on large houses are easily underestimated.
