In the heart of the Bourbonnais, a maison de maître for sale in Allier combines red brick, white stone and slate, sometimes with a timber frame: it is the home of the livestock breeders of the bocage, the merchants of Moulins, the ironmasters of Montluçon and the enriched spa visitors of Vichy. The section goes beyond this frame: it groups all the fine residences of Allier, spa villas, gentilhommières, prestige longères, architect-designed houses and contemporary estates in grounds, wherever the living space exceeds 300 m² or the price approaches a million euros and the property ranks neither among the chateaux, nor the manor houses, nor the historic monuments. Discover the maisons de maître and fine residences for sale offered by private owners, agencies and notaries in the Bourbonnais.
This page provides real price benchmarks, the profile of the properties for sale, the vocabulary of Bourbonnais buildings, the districts of Vichy, Moulins, Montluçon and the Tronçais forest, and the checks specific to spa villas and old roofs. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (22 sales in five years): we give the figures for the Auvergne-Rhône-Alpes region. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Auvergne-Rhône-Alpes (2025) | 87 | €860,000* | €492,700 – €2,670,000 | 2,542 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

In the Bourbonnais bocage, red brick and russet flat tiles combine with cut stone; around Moulins, half-timbered houses and late medieval town houses can still be found. Vichy displays an architecture of its own, born of the Second Empire spa cures: villas with polychrome façades, slate roofs with dormers, cast-iron balconies and glass canopies, often set amid wooded gardens. In the south of the department, around Montluçon, granite and schist dominate. The gentilhommières of the bocage, surrounded by their Charolais pastures, stand alongside contemporary architect-designed houses whose flat roofs and glazed bays look onto the Allier valley.
The grounds can be large: cedars, limes and oaks, hornbeam-lined avenues, a pond, a garden pavilion, a caretaker's cottage and a former orangery. Old interiors keep turned wooden staircases, panelling, marble fireplaces and large dining rooms, which were designed for receiving guests during the cure season.
Vichy and its neighbouring communes, Bellerive-sur-Allier, Cusset and Saint-Yorre, form the main hub, with renovated spa villas and large town houses. Moulins, the historic prefecture, holds town houses and notables' residences, while the villages of the Allier valley and the Besbre valley offer country houses. Montluçon, Néris-les-Bains and Commentry have industrialists' villas and maisons de maître at more affordable prices; the Tronçais forest, with Cérilly and Saint-Bonnet-Tronçais, attracts lovers of nature and oak. Bourbon-l'Archambault and Souvigny complete the map with houses in heritage towns.
There is no TGV station in Allier: Moulins and Vichy are served by Intercités trains to Paris, Montluçon has its regional links, and the A71 and A79 motorways bring Clermont-Ferrand, Bourges and Nevers within road reach. Many buyers from Paris or Lyon see it as a market that is still accessible, where a very large house on wooded grounds remains within reach of a serious budget.
Vichy is recognised as a World Heritage site among the great spa towns of Europe, and its perimeter comes with a protected heritage area subject to the opinion of the architect of the Bâtiments de France: façades, joinery, boundary walls and roofs are renovated there under precise rules. Many villas were divided into apartments, which calls for careful reading of the co-ownership rules, the lots and the charges. On slate and flat-tile roofs, the frame, the zinc work and the wooden dormers need a full inspection, since restoring them is costly.
The damp bocage raises the question of rising damp in brick and stone walls: prefer drainage and breathable renders. The Allier and the Loire sometimes overflow, and prevention plans govern low-lying zones. On a recent house, check the compliance of the pool, of extensions and of the private drainage system, often necessary outside the towns, and ask for the contractor's warranties. Around Tronçais, also check whether the wooded grounds are subject to forestry rules before planning any felling or new path.
