Between the Limagne plain, the Chaîne des Puys and the Sancy massif, a maison de maître for sale in Puy-de-Dôme stands out through its black Volvic lava, yellow arkose or golden stone, tall windows and slate or tile roof: the bourgeoisie of Riom and Clermont-Ferrand, the cutlers of Thiers and the spa visitors of Royat and Châtel-Guyon made it their setting. This section is not limited to those models: it gathers all the fine residences of the department, spa villas, hillside properties and architect-designed houses, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Here are the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.
You will see current price benchmarks, the profile of the properties on offer, a reading of volcanic-stone buildings, the districts of the Clermont metropolitan area and its neighbouring towns, and the precautions to take against ground-related risks. To manage your project from start to finish, refer to our guide to buying prestige property in France.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (22 sales in five years): we give the figures for the Auvergne-Rhône-Alpes region. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Auvergne-Rhône-Alpes (2025) | 87 | €860,000* | €492,700 – €2,670,000 | 2,542 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

Puy-de-Dôme reads in its stone: Volvic lava, black and compact, dresses the town houses of Riom and Montferrand, the yellow arkose of the Limagne colours the hillside residences, and the granite of the Combrailles and the Livradois shows in the upland market towns. Maisons de maître display quoins, iron balconies, front steps and hipped slate roofs. In Royat, Chamalières, Châtel-Guyon and Le Mont-Dore, the late nineteenth-century spa villas, with their polychrome brick, verandas and terraced gardens, form a family of their own. On the heights around Clermont, at Orcines, Saint-Genès-Champanelle and Cébazat, glass-fronted architect-designed houses open onto the puys.
The outbuildings sometimes include a vaulted cellar, an orangery, a garden pavilion, a caretaker's cottage and a stable; hillside properties add wooded grounds, a pond and a pool. Inside, you find tomette tile or parquet floors, lava fireplaces and ceiling heights that large families appreciate, plus attic floors that can be converted into extra bedrooms or a studio if the planning rules allow it.
The first ring around Clermont-Ferrand, from Chamalières to Royat, Beaumont, Ceyrat and Aubière, gathers the most requested large town houses and bourgeois villas. Riom and Volvic, to the north, offer notables' houses in lava within a heritage setting. The Limagne hillsides, around Saint-Amant-Tallende, Billom and Vic-le-Comte, offer large country houses with views over the plain; Issoire, Ambert and Thiers attract more measured budgets. The Sancy, with Besse, Murol, La Bourboule and Le Mont-Dore, holds a market of its own for mountain and lakeside residences.
There is no TGV station in the department: Clermont-Ferrand is linked to Paris by Intercités trains, and Clermont-Auvergne airport, at Aulnat, serves several cities. The A71, A75 and A89 motorways place the city at the heart of the Massif Central network. Villages on the western slopes are quieter and cooler in summer, which explains their appeal to buyers who work in the city but live in the hills.
The volcanic subsoil makes Puy-de-Dôme one of the territories where radon is most present: informing the buyer is compulsory, a measurement is advisable and suitable ventilation protects the living rooms, in particular cellars and ground floors. On the Limagne plain, clays swell and shrink with drought, which cracks old houses and requires examination of foundations and floor slabs. Lava, very hard, is difficult to cut: masonry repairs and new window openings call for specialised labour.
The Chaîne des Puys is a World Heritage site and the Volcans d'Auvergne regional nature park oversees works: perimeters, building heights and façade colours are watched there. On spa villas, check the division into lots, the co-ownership charges and the state of the verandas. For a contemporary build, check the permit, the declaration of outbuildings and the contractor's warranties, then have the roof appraised before the offer. Lava facades also need occasional cleaning and repointing, so ask which contractor carried out the last work and whether invoices exist.
