On the schist terraces of the Ardèche Cévennes, in the Chassezac gorges or on the plateaux of the Vivarais, the maison de maître for sale in Ardèche reads in its dark stone, coloured shutters and long façade pierced with tall windows: it is the house of the silk-throwing masters, the papermakers of Annonay or the owners of chestnut groves. This section does not stop at that model: it brings together all the fine residences of Ardèche, converted silkworm nurseries, spa villas at Vals, mas in the south, architect-designed properties facing the hills, as long as the living space exceeds 300 m² or the price nears a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. The maisons de maître and fine residences for sale are posted by private owners, agencies and notaries.
Here you will find real price benchmarks, the profile of properties currently on sale, Ardèche buildings between the Rhône and the mountains, the areas to explore and the precautions linked to Cévennes storms and fires. The guide to buying prestige property in France then follows you through to signature. Each listing states aspect and access.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (28 sales in five years): we give the figures for the Auvergne-Rhône-Alpes region. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Auvergne-Rhône-Alpes (2025) | 87 | €860,000* | €492,700 – €2,670,000 | 2,542 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The schist and granite of the Ardèche Cévennes, the basalt of the volcanic flows at Thueyts and Jaujac, and the limestone of the south around Vallon-Pont-d'Arc make dark or ochre façades, topped with stone slabs or channel tiles. The magnanerie, a tall building pierced with many windows where silkworms were raised, is now converted into a large hospitable house; the riverside silk mills have undergone similar conversions. In Vals-les-Bains, spa tourism left buildings and villas with wrought-iron balconies. Carved stone lintels, external double-flight stairs and courtyards paved with pebbles add a note of nobility to these houses.
Around these houses rise dry-stone terraces, chestnut trees, mulberries, cobbled paths, ponds, a bread oven and a pool overlooking the valleys. Inside, you find vaults, stone staircases, high-ceilinged rooms and granite fireplaces. Vaulted kitchens and cellars cut into the rock provide a natural coolness that is welcome from the first summer heat.
Annonay and the Haut-Vivarais, Tournon-sur-Rhône and Lamastre keep houses built by papermakers, merchants and winegrowers. The wines of the Rhône's right bank, such as Cornas, Saint-Péray and Saint-Joseph, come with maisons de maître ringed by vines. Privas, Aubenas, Villeneuve-de-Berg and Viviers open onto the Bas-Vivarais, while Vallon-Pont-d'Arc, Joyeuse and Les Vans form the southern pole, marked by tourism. The Monts d'Ardèche regional nature park protects part of the relief and imposes building charters. The north of the department, around Le Cheylard and the Ardèche plateau, appeals to those who prefer altitude, fir forests and a cooler climate.
The department has no TGV station: rail access goes through Valence, on the other bank of the Rhône, where both TGV and regional trains arrive; the Rhône valley is served on the Ardèche side by the N86, while the A7 and N7 run along the opposite bank. The south draws more second-home owners, the north people working towards Valence, Lyon or Saint-Étienne, which explains different rhythms of sale.
Mediterranean storms make the Ardèche, the Ibie, the Chassezac and their tributaries swell within hours: the flood prevention plan and the claims history should be examined before an offer. Wildfire imposes brush clearing around houses, and rockfalls, frequent along the gorges, appear in the risk statement. Schist and granite can emit radon; a test in the lower rooms is prudent. Terraced land needs sound retaining walls, so ask for their condition to be recorded.
Many houses are served by narrow tracks or rights of way to be recorded in the deed, and by private drainage whose municipal inspection is required. On a converted silkworm nursery or silk mill, verify the change of use and the planning permissions granted, together with the state of the roof frame and covering before committing to renovation. Finally, enquire about the flow of the spring or well, often private, and the water rights that go with them.
