Facing Lake Geneva or standing above Lake Annecy, a maison de maître for sale in Haute-Savoie combines the restraint of limestone, carved wooden balconies and a broad-pitched roof with a view that nineteenth-century travellers were already seeking out. The spa towns of Évian and Thonon, the shores of Annecy and the Mont-Blanc valleys saw holiday residences rise, now joined by large chalets and architect-designed villas. This section therefore gathers all the fine residences of Haute-Savoie, as soon as the living space exceeds 300 m² or the price approaches a million euros, excluding chateaux, manor houses and historic monuments. Discover the maisons de maître and fine residences for sale posted by private owners, agencies and notaries.

On this page: real price benchmarks for the department's large houses, the profile of properties on the market, the types of building between lakes and mountains, the areas to favour and the checks specific to a territory governed by the Mountain Act and natural hazards. Our guide to buying prestige property in France completes this information for the whole process. Each listing states the rooms, the aspect and the outbuildings so that you can sort your shortlist quickly.

Maison de maître prices in Haute-Savoie in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Haute-Savoie, 148 sales were recorded from 2021 to 2025, with a median price of €2,387,000, a floor/ceiling range (P10–P90) of €838,600 to €4,982,000 and a median of €6,285/m² of living space, for an average of 386 m² of living space and 4,072 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Haute-Savoie distinctive

Belle Époque villas, large chalets and architect-designed houses at altitude

Around Évian, Thonon-les-Bains and Annecy, the Belle Époque villas display brick, stone and fretwork timber, turrets and verandas, on grounds that slope down towards the water. In the valleys, the large timber chalet on a stone base, with deep eaves and continuous balconies, is the mountain counterpart of the maison de maître; in Megève, Chamonix or Combloux it combines old cladding, exposed roof frames and big windows. The recent villas of Veyrier-du-Lac and Talloires are designed by architects who play with glass, concrete and wood. Many were extended over decades, so that a Belle Époque core often carries a later wing or veranda.

Annexes often include underground garages, a guest chalet, a sauna, a renovated mazot, a heated pool or a panoramic terrace. The old houses keep fir panelling, faience stoves and broad floorboards. Attic conversions, large dining rooms with a stove and wine cellars cut into the rock often complete the ensemble, while the older houses of villages such as Thônes or Samoëns keep carved balconies and spacious lofts.

Lakes, Genevois and Mont-Blanc: mapping a contrasted market

The shoreline of Lake Annecy, from Sévrier to Menthon-Saint-Bernard, ranks among the most expensive addresses, as does the Lake Geneva shore from Évian to Yvoire. The Genevois, towards Annemasse, Saint-Julien-en-Genevois and Cruseilles, feels the pressure of people working in Switzerland. Chamonix, Saint-Gervais, Megève and Combloux form the Mont-Blanc massif hub, while La Clusaz and Le Grand-Bornand, in the Aravis, extend the offer. The Arve valley, Bonneville and the Bornes plateau offer town houses at more accessible levels.

Annecy station is served by the TGV, Geneva airport is close, and the A40 and A41 motorways cross the department; in the valleys, access depends on Arve traffic and the tunnels. Between these poles, the Chablais, the Faucigny and the Val d'Arly offer more discreet addresses, often sought by buyers who want the lake without the crowds and the mountains without the ski runs.

Mountain Act, lakes, avalanches: what the deed reveals

The Mountain Act governs building at altitude, while the Coastal Act applies to the shores of the large lakes of Annecy and Geneva: extensions, annexes and garden sheds are tightly restricted there, and rebuilding an old structure remains subject to the local development plan. Prevention plans cover avalanches, torrential floods, rockfalls and landslides; the risk statement attached to the preliminary contract should be read carefully, especially on the slopes around La Clusaz or Chamonix.

Some tourist communes have introduced rules on second homes and tourist lets, which weigh on the property's future use. On an old chalet, check the state of the roof frame, cladding, insulation and chimneys; on a recent one, the compliance of earthworks, retaining walls and the pool. Have easements of way, view and utilities identified as well, since they are numerous on slopes that were developed in plots, and ask the notary for the status of municipal pre-emption rights.

The fine residences of Haute-Savoie, large chalets included, are listed on ma-propriete.fr by private owners, agencies and notaries. Filter by budget, living space, land and outbuildings, then switch on the e-mail alert so that no new sale escapes you. To compare with other Alpine and Rhône-valley departments, visit the maisons de maître and fine residences for sale in Auvergne-Rhône-Alpes. These searches serve a main residence as well as a holiday home, and the filters make the difference easy to handle.
