Between the Forez, the Pilat and the Roannais, the maison de maître for sale in Loire bears witness to an industrial history: it was built for the ribbon makers and gunsmiths of Saint-Étienne, the master glassmakers of Rive-de-Gier, the silk merchants of Charlieu and the traders of Roanne, in granite, Loire pebbles, brick or rendered rammed earth. The section goes beyond that model: it gathers all the fine residences of the department, hillside villas, maisons de maître, contemporary properties and architect-designed houses, wherever the living space exceeds 300 m² or the price approaches a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Find here the maisons de maître and fine residences for sale posted by private owners, agencies and notaries in Loire.
The page gives real price benchmarks, the profile of the properties for sale, the characteristics of Loire buildings, the districts of the Forez plain, the Pilat and the Roannais, and the checks to conduct, from former mine workings to radon. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
In Loire, 49 sales were recorded from 2021 to 2025, with a median price of €618,200*, a floor/ceiling range (P10–P90) of €395,000 to €892,800 and a median of €1,712/m² of living space, for an average of 373 m² of living space and 14,704 m² of land. Building traditions in Loire vary strongly from one district to another. On the Forez plain, around Feurs and Montbrison, rendered rammed earth and Loire pebbles laid in courses make maisons de maître with thick walls; in the Pilat and the Lyonnais hills, granite dominates. In Roanne and the Roannais, pink brick and cut stone mix with timberwork. The industrialists' houses of Saint-Étienne, Saint-Chamond and Rive-de-Gier, large bourgeois houses with cast-iron balconies and walled gardens, stand alongside contemporary villas on the Gier hillsides and architect-designed houses opening onto the Forez mountains.
Properties often include a caretaker's cottage, a barn, a wine press, a dovecote, coach houses and a park, more rarely an orangery. Inside, one finds parquet floors, panelling, tall fireplaces and cut-stone staircases, elements that justify the value of many houses, much as the size of the cellars and the height of the attic do in the older hillside residences.
The heights of Saint-Étienne and its outskirts, from Saint-Priest-en-Jarez to La Talaudière, Saint-Genest-Lerpt and Sorbiers, gather notables' houses and contemporary villas close to services. The Pilat, from Pélussin to Bourg-Argental, and the Gier valley attract people from Lyon in search of nature. The Forez plain, with Montbrison, Feurs and Saint-Galmier, pairs town fine residences and country houses at more measured prices; the Roannais and the Côte Roannaise, around Roanne, Renaison and Charlieu, offer merchants' maisons de maître, wine properties and large houses with views over the Loire.
Saint-Étienne Châteaucreux station, linked to Paris by TGV trains, and the A47 motorway to Lyon make round trips easy; the A72 links Saint-Étienne to Clermont-Ferrand across the Forez plain, and the A89 crosses the north-east of the department. Buyers who commute often settle on the eastern side of the plain, where both the Lyon and the Clermont roads are quickly reached.
The Saint-Étienne basin was mined for coal: mining-risk prevention plans cover several communes around Saint-Étienne, Firminy and La Ricamarie and flag zones of possible subsidence. This is checked in the risk statement handed to the buyer. Rammed earth, an earthen material, lives with water: it needs a sound plinth, maintained gutters and lime renders, otherwise it deteriorates. Radon is present in the granite of the Pilat and the Forez mountains; informing the buyer is compulsory and a measurement is advisable.
The Loire, the Gier and the Furan have flooded in the past, and prevention plans limit building in low-lying zones. At altitude, frost and snow stress roofs and gutters. For a hillside villa, check the stability of the slope, the retaining walls and the pool declaration, then insist on the contractor's warranties. A survey of the roof frame precedes any serious offer, and so does a look at the sewer connection, since older houses on the slopes are not always linked to the main network.
