A maison de maître for sale in Rhône is recognisable by the golden stone of the Beaujolais hillsides, its regular bays under a roof of round tiles and its ceremonial staircase: this is the house of the silk merchants, the prosperous winegrowers and the Lyon industrialists who settled, from the nineteenth century onwards, on the hills west of the city and in the market towns of the Beaujolais. This section goes further: it brings together all the fine residences of the department, from a villa in the Monts d'Or to an architect-designed property on large grounds, as soon as the living space exceeds 300 m² or the price nears a million euros, and provided the property is neither a chateau, nor a manor house, nor a historic monument. Browse the maisons de maître and fine residences for sale offered by private owners, agencies and notaries across Rhône.

On this page you will find real price benchmarks for the department's large houses, the profile of the properties now on the market, the way houses are built between the Saône and the Lyonnais hills, the most sought-after areas and the checks to make before an offer, especially on hillsides and in flood zones. Maison de maître prices in Rhône in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Rhône, 109 sales were recorded from 2021 to 2025, with a median price of €1,313,300, a floor/ceiling range (P10–P90) of €714,000 to €2,345,200 and a median of €3,774/m² of living space, for an average of 364 m² of living space and 7,285 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Rhône distinctive

Golden stone, silk merchants' houses and villas of the Lyon hills

The southern Beaujolais, around Oingt, Théizé and Bagnols, owes its reputation to a yellow-ochre limestone that tints façades, garden walls and dovecote towers. The winegrowers' houses and merchants' residences there feature front steps, a vaulted cellar and an adjoining vat house; further north, the granite and gneiss of the hills give plainer volumes. In the western suburbs of Lyon, the bourgeois house in stone or rendered brick, decorated with wrought-iron balconies, stands alongside the Belle Époque villas of Charbonnières-les-Bains and Tassin, and then the architect-designed houses of recent decades, opening onto terraced gardens.

Outbuildings matter as much as the main block: a coach house, a wine press or vat house converted into a reception room, a caretaker's cottage, a dovecote, an orangery, and a large walled park with cedars and lime trees. In the oldest houses, stone fireplaces, herringbone parquet and high ceilings recall the notable's life once led there. Terraced gardens are often edged with balustrades and wrought-iron gates.

Between the Saône, the Monts d'Or and the golden-stone villages: where to search

The Monts d'Or, from Saint-Cyr-au-Mont-d'Or to Collonges, together with Sainte-Foy-lès-Lyon, Écully and Caluire, form the most contested circle, a few minutes from the Presqu'île. The Saône valley, from Neuville to Villefranche-sur-Saône, offers riverside maisons de maître; the wine-growing Beaujolais, around Fleurie, Morgon and Régnié, pairs a character residence with views over the vines. The Lyonnais hills, towards Vaugneray, Mornant and Saint-Symphorien, suit buyers who prefer a larger and more affordable estate, while the area around L'Arbresle draws people seeking big gardens halfway between Lyon and Tarare.

Lyon Part-Dieu station, served by the TGV, puts Paris a little under two hours away; Lyon-Saint-Exupéry airport, located within the department, and the A6, A7, A42 and A432 motorways complete the access. Expect steady demand and short sale times for well-placed houses.

Checks before an offer: hillsides, floods and shared-cost arrangements

On the hillsides of the Beaujolais and the Monts d'Or, landslides and embankment movement appear in several risk-prevention plans; the diagnostics file should be read with the risk statement and then supplemented by a ground survey before any excavation for a pool. Along the Saône, flood-risk prevention plans restrict extensions and the fitting out of ground floors and cellars. The golden stone, frost-prone in places, calls for inspection of joints, quoins and lime renders; the roof timbers of nineteenth-century houses need their wall plates and bearing pieces examined.

Rhône has many monument surroundings and heritage areas: any change to a façade or roof then goes through the architect of the Bâtiments de France. For a recent villa, have the permits for the extension and the pool checked, together with any ten-year guarantees still running; in vineyard country, the SAFER may pre-empt parcels sold with the house. Also request a note of any listed-building or heritage-area constraint attached to the plot.

Private owners, agencies and notaries post their listings of fine residences in Rhône on ma-propriete.fr: refine your search by price range, living space, plot size and outbuildings, then create an e-mail alert to receive every new property as it comes to market.
