Between the rolled pebbles of the Valence plain and the pale stone of the Baronnies, the maison de maître for sale in Drôme takes many forms: the house of a silk manufacturer or wine merchant, a Provençal mas of the Tricastin, a bastide ringed with cypresses, a large contemporary villa opening onto lavender. The section is not limited to the bourgeois house: it groups all the fine residences of the department, old or recent, as soon as the living space exceeds 300 m² or the price nears a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. The maisons de maître and fine residences for sale below come from private owners, agencies and notaries in Drôme.

You will find real price benchmarks, a description of the properties offered, the materials that give Drôme its identity, the areas between the Rhône and the Diois and the checks that suit an already Provençal climate. To frame your whole purchase, keep the guide to buying prestige property in France to hand. Listings state the aspect and general condition.

Maison de maître prices in Drôme in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Drôme, 53 sales were recorded from 2021 to 2025, with a median price of €760,000*, a floor/ceiling range (P10–P90) of €456,500 to €1,320,000 and a median of €1,997/m² of living space, for an average of 389 m² of living space and 9,713 m² of land. Across the Auvergne-Rhône-Alpes region, the 2025 median stands at €860,000* (87 sales), against €822,000 in France in 2025 (981 sales).

What makes maisons de maître and fine residences for sale in Drôme distinctive

Pebbles, Baronnies limestone, mas and bastides of Provençal Drôme

In the north, around Romans-sur-Isère, Saint-Vallier and Hauterives, walls of rolled pebbles alternate with rammed earth and brick, under low-pitched roofs. Towards Tain-l'Hermitage, the winegrowers' houses have front steps and vaulted cellars. Further south, channel tiles, limestone and painted wooden shutters characterise the mas and the bastide of Nyons, Grignan, Buis-les-Baronnies or Dieulefit. In the valleys of the Drôme and the Eygues, contemporary villas with flat or planted roofs, set on terraces, join the older houses. Low-pitched round-tile roofs, finished with tiled eaves, shield the walls from the summer sun and give the mistral nothing to grip.

Properties often include an olive grove, a truffle oak plantation, a centuries-old mulberry tree, a well, a dovecote, an infinity pool and a pool house. Interiors blend stone vaults, terracotta floor tiles, monumental fireplaces and summer kitchens open to the terrace. A large oak, an avenue of limes or an umbrella pine often marks the entrance, and the shaded courtyard serves as a living room for much of the year.

From Valence to Nyons: four countrysides, four budgets

The Tricastin and Provençal Drôme, from Saint-Paul-Trois-Châteaux to Nyons, draw buyers looking for mas and bastides near vineyards and olive groves. The Diois, around Die and Saillans, appeals for its unspoilt valleys, while Crest, Dieulefit and the Baronnies offer village houses with gardens. Valence and its surroundings, from Bourg-lès-Valence to Étoile-sur-Rhône, as well as the Isère valley towards Romans, correspond to the urban market of bourgeois houses. The north of Drôme, towards Saint-Donat and Hauterives, remains more affordable. Dieulefit and Grignan attract craftspeople and long-term residents; Saint-Restitut and Clansayes suit those looking for hilltop villages.

Valence TGV and Montélimar station give a fast rail link to Lyon, Marseille and Paris, the A7 crosses the Rhône valley and the A49 leads to Grenoble. Montélimar, famed for its nougat, adds an offer of bourgeois town houses and villas on the hills above it.

Drought, wildfire and nuclear neighbours: what to check

The south of the department is exposed to wildfire: legal brush-clearing obligations apply around buildings and failure to comply brings fines; the insurer may also demand specific measures. Clays undergo shrink-swell in dry periods, which cracks pebble walls and floor slabs, to be checked by an expert. Along the Rhône, the Isère and the Drôme, flood prevention plans restrict extensions and basements. A pebble wall demands repointing with lime mortar rather than cement, otherwise the stones loosen.

Near the Tricastin nuclear site, the buyer's information file mentions the emergency response plan. For a renovated house, ask for the compliance certificate of the private drainage system, the pool permits and the ten-year guarantees. The price of vineyard or truffle land is negotiated separately, and the SAFER may exercise its pre-emption right. Finally, water resources are tightening: irrigation, watering and pool filling may be subject to prefectoral restrictions.

On ma-propriete.fr, owners, agencies and notaries publish their fine residences in Drôme, from the mas of Nyons to the maison de maître of Valence.
