A maison de maître for sale in Mayenne recalls the linen weavers of Laval, the merchants of Château-Gontier and the notables of the market towns of Bas-Maine: granite or schist, tuffeau or brick surrounds, front steps, a hipped slate roof. The section aims wider: it gathers all the fine residences of Mayenne, country gentilhommières, architect-designed houses and contemporary properties in parkland, provided the living space exceeds 300 m² or the price nears a million euros and the property is neither a chateau, a manor house nor a historic monument. Find the maisons de maître and fine residences for sale of private owners, agencies and notaries across the department.
This page offers price benchmarks, the profile of the large residences on sale, the buildings of Bas-Maine and the Coëvrons, the areas to favour and the checks specific to a livestock-farming department. Our guide to buying prestige property in France details the process, from the first viewing to the notarised deed. We suggest reading it before you plan your viewings.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.
The local market is too thin to publish a reliable department-level benchmark (23 sales in five years): we give the figures for the Pays de la Loire region. Across the Pays de la Loire region, the 2025 median stands at €750,000* (57 sales), against €822,000 in France in 2025 (981 sales).
| Scope | Sales | Median price | Floor – ceiling (P10–P90) | €/m² living space (median) |
|---|---|---|---|---|
| Pays de la Loire (2025) | 57 | €750,000* | €442,000 – €1,355,600 | 2,006 |
| France (2025) | 981 | €822,000 | €428,000 – €3,100,000 | 2,308 |

The grey granite and schist of the west of the department, the sandstone typical of Maine known as grès roussard, slate and tile make up Mayenne's buildings. In Laval, the nineteenth-century linen weavers' houses, with dressed-stone façades and cast-iron balconies, overlook the river; in Château-Gontier, the town houses and bourgeois residences descend towards the quays of the Mayenne. The market towns keep large notables' houses, and a few architect-designed homes, built in timber or concrete, blend into the bocage. Lime plaster and painted shutters often soften the granite of the older houses.
The outbuildings recall farming life: barns, converted cattle sheds, bread oven, coach house, dovecote, pond, cider orchard; there may also be a caretaker's cottage or a guest pavilion. Interiors have kept parquet floors, panelling, tall fireplaces and oak staircases. A few houses keep a former weaving workshop or a vaulted wash-house, now turned into an office, a games room or a guest cottage for the family.
Laval and its ring, Changé, Bonchamp-lès-Laval and Saint-Berthevin, form the most active hub, with notables' houses and contemporary properties close to town. Along the river, Château-Gontier-sur-Mayenne, Mayenne and Saint-Jean-sur-Mayenne offer town residences and houses with water views; Sainte-Suzanne, Évron and the Coëvrons draw lovers of villages of character, while Craon, Ernée and Lassay-les-Châteaux remain among the most accessible areas. The valleys of the Ernée, the Oudon and the Varenne add peaceful sites, far from the main roads.
Laval's TGV station puts Paris a little over an hour away, which attracts buyers from the Paris region; the A81 motorway links Rennes and Le Mans, and the national roads serve the north and south of the department. The Normandie-Maine regional nature park touches the north, near Mayenne. The department draws buyers from Paris, Rennes and Nantes, attracted by space, quiet and the balance between floor area and budget. Trains to Paris run frequently, and daily commuting is possible for the most determined.
In a livestock-farming department, a house often neighbours farm buildings: check the regulatory distances, manure spreading, rights of way and the SAFER's pre-emption right if land is sold with the house. The Mayenne and its tributaries flood, to be checked in the prevention plans, above all in Château-Gontier and Laval. Ask early for the report on the private drainage system, since a non-compliant installation can delay the timetable of a sale.
Granite and schist call for monitoring of damp and joints; radon is present in part of the department, and the private-drainage survey conditions a sale outside the towns. For a change of use of a barn or an extension, check the permit. On a recent property, examine the ten-year guarantee, the insulation and the heating. Finally, ask the seller about the boiler, any oil tank and the attic insulation, major running costs in large houses. Fibre-optic coverage varies greatly from one commune to the next, so check it before working remotely.
