A luxury property for sale in Mayenne reveals itself mainly in the bocage countryside around Laval, Château-Gontier and Mayenne town, where granite and schist manor houses, fortified residences and master longères are scattered among hedgerows and valleys. Sainte-Suzanne castle, a heritage town perched above the Erve river, shows a well-preserved medieval building tradition in a department less well known than its Breton or Anjou neighbours. Browse every luxury property for sale listed by private owners, agencies and notaries in Mayenne.

This page gathers real price benchmarks for large residences in Mayenne, a tour of the areas where they stand, the traits of local buildings and the checks to make before buying in bocage country, whether the property is a fortified manor house or a working farm estate. Luxury property prices in Mayenne in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

The market in Mayenne is too thin to publish a reliable department-level benchmark (23 sales between 2021 and 2025): the benchmarks below are those of the Pays de la Loire region.

In Pays de la Loire, 57 sales were recorded in 2025, with a median price of €750,000* and a floor/ceiling range (P10–P90) of €442,000 to €1,355,600; the 2025 national median stands at €822,000 (981 sales).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Mayenne distinctive

Granite manor houses, fortified residences and bocage longères

Granite and schist dominate building in Mayenne, with fortified residences inherited from the historic borderlands between Brittany, Normandy and Anjou: corner towers, filled-in moats and the odd trace of a drawbridge survive on several manor houses around Château-Gontier and Évron. The master longère, more discreet, stretches over a single storey under a slate roof, with farm outbuildings lined up alongside the house. Around Laval, a handful of nineteenth-century master houses, linked to local industrial growth, complete a picture more rural than elsewhere in the region.

Outbuildings play a central role on these bocage estates: timber-framed barns, cider presses, dovecotes standing alone in the middle of pastures, sometimes with a bread oven still visible near the house. Around Sainte-Suzanne and in the Erve valley, some properties still hold medieval defensive features built into the residential structure, such as arrow slits or traces of a curtain wall. The condition of slate roofs and timber frames, sometimes old on fortified residences, should be checked before any offer, along with the soundness of dry-stone walls marking the boundaries of each parcel.

From Laval to Château-Gontier, via Sainte-Suzanne

Laval, the department's capital, and its close surroundings hold the most sought-after master houses and bourgeois properties, near the historic centre built on the banks of the Mayenne river. Château-Gontier, to the south, appeals to buyers drawn to its religious heritage and riverside setting. Sainte-Suzanne and Évron, to the east, offer a well-preserved rural setting between the Erve valley and forest land. Mayenne town, to the north, more rural still, offers typical bocage buildings at levels generally more accessible than the south of the department.

Laval station, served by TGV in a little over an hour and a half from Paris-Montparnasse, connects the department to the capital; the A81 motorway crosses the territory from east to west, easing connections towards Rennes and Le Mans. The most sought-after areas remain the approaches to Laval and Château-Gontier, while the north of the department, towards Mayenne town and Ambrières-les-Vallées, offers comparable properties at markedly more accessible levels, often with considerably more land.

Points to check: fortified heritage and bocage

On fortified residences and manor houses listed or registered as historic monuments, notably around Sainte-Suzanne and Château-Gontier, sign-off from the Architecte des Bâtiments de France is required for any change visible from public view. In farming areas, SAFER's pre-emption right can apply to land adjoining an estate, so checking the origin and zoning of the land before buying is essential. Rights of way linked to old rural tracks also deserve clarification.

On the technical side, filled-in moats and the foundations of fortified residences call for specific expertise before any extension project, since ground conditions can vary considerably across a single plot. Slate roofs and old timber frames on bocage longères need regular upkeep, as does private drainage, common in this rural department where mains sewerage rarely reaches isolated farmsteads. Have a full survey carried out by a professional before committing, particularly on farm outbuildings attached to the estate.
