A luxury property for sale in Pays de la Loire brings to mind first the white tuffeau stone of Anjou chateaux, the granite houses of the Maine breton, the slate-roofed Mayenne longère or the master house of the Vendée near the coast. The region, crossed by the Loire, the Sarthe and the Mayenne rivers, gathers a character-filled building tradition shaped by its rivers and its grazing bocage. Browse every luxury property for sale listed by private owners, specialist agencies and notaries across Pays de la Loire.
This page gathers real price benchmarks for the region's large residences, a tour of the areas where they cluster, the particularities of local buildings and the checks worth making before buying a chateau, a wine estate or a property near the Vendée coast. Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.
In Pays de la Loire, 57 sales of luxury properties were recorded in 2025. The median price stands at €750,000*, with an average of €851,700; the floor/ceiling range (P10–P90) runs from €442,000 to €1,355,600 and the median price per square metre of living space reaches €2,006/m² (average 355 m² of living space on 16,145 m² of land). The region sits 9% below the 2025 national median (€822,000 across 981 sales). Over five years (2021-2025), the regional median comes to €665,000 across 346 sales.

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. The breakdown by stratum (coastal, rural tourist, ordinary rural) and the full methodology are in our observatory of luxury property prices in France (in French). Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

The soft white tuffeau stone quarried from the hillsides of Anjou gives the chateaux and master houses of Maine-et-Loire their characteristic pale colour, under steeply pitched slate roofs. In the Mayenne and the Sarthe, granite and rust-coloured sandstone take over, for the more solid houses typical of the Maine, often built around a square courtyard closed on three sides. In Loire-Atlantique, Breton influence shows in some grey-stone farm buildings, while the Vendée mixes limestone master houses with simpler bocage buildings towards the edge of the Marais poitevin.
Outbuildings play a significant role: ice houses and service wings on Anjou properties, dovecotes and cellars on the wine estates of the Layon and Anjou, stables and riding arenas in the Maine. On Vendée properties near the bocage or the marsh, ditch and hedgerow upkeep is as much a part of managing the estate as the roof or the façades, and old cider presses or wash houses are sometimes kept as a link to earlier farming life.
In Loire-Atlantique, Nantes, Clisson and the Nantes vineyard concentrate chateaux and master houses, while the north of the department stays more rural. The Maine-et-Loire, around Angers, Saumur and the Layon valley, forms the historic heart of the Loire chateau, between tuffeau stone and vineyard. The Mayenne, around Laval and Château-Gontier, offers granite houses at low-key levels, as does the Sarthe around Le Mans and La Ferté-Bernard. The Vendée, between the Fontenay-le-Comte bocage, Les Sables-d'Olonne and the Marais poitevin, combines rural properties with proximity to the Atlantic coast.
All five departments in Pays de la Loire have a TGV station: Nantes and Saint-Nazaire in Loire-Atlantique, Angers Saint-Laud in Maine-et-Loire, Laval in Mayenne, Le Mans in Sarthe, and La Roche-sur-Yon and Les Sables-d'Olonne in Vendée. Motorway links, notably the A11 and A87, complete a network that keeps the whole region within reasonable reach of Paris and Nantes for a weekend stay. The Anjou vineyard, the area around Nantes and the Vendée coast rank among the most sought-after areas, while the Mayenne and inland Sarthe offer comparable properties at more accessible levels.
Along the Vendée coast, the Loi Littoral and the flood-risk prevention plans, shaped in part by storm Xynthia, strictly govern building or extension projects near the shoreline. On an Anjou wine estate, check the SAFER pre-emption right, current leases and the appellation classification of the parcels. A listed or registered chateau also requires sign-off from the Architecte des Bâtiments de France for any visible change.
Tuffeau, a soft and porous stone, needs regular façade upkeep to limit erosion by damp; troglodyte cellars cut into the hillside require a check of their structural stability. In the Vendée's Marais poitevin, the water table level and canal upkeep shape how the attached land can be used. Have a full survey carried out before making an offer: on a wine estate, valuing the vines and valuing the buildings are two separate exercises.
