Luxury property prices in Loire-Atlantique in 2025

Our observatory tracks, in the DVF land registry data published by the French tax administration, sales of houses over 300 m² of living space on 0.05 to 10 ha of land, above €1,000/m²: chateaux, manor houses, master houses, villas and large rural residences. The benchmarks below are based on these actual sales, after removal of outliers; an estate of more than 10 ha or a listed monument sold with its farmland is excluded.

In Loire-Atlantique, 111 sales of luxury properties were recorded between 2021 and 2025. The median price stands at €1,000,000, with an average of €1,196,200; the floor/ceiling range (P10–P90) runs from €525,000 to €2,000,000. The median price per square metre of living space reaches €2,814/m², for properties averaging 364 m² of living space on 13,288 m² of land. The department therefore sits 33% above the regional median (€750,000 in 2025) and above the 2025 national median (€822,000).

These benchmarks place an asking price within its market; they do not replace a valuation of the property itself, whose worth depends on condition, architecture, outbuildings and setting. Then work out purchase costs and borrowing capacity with our financial tools and calculators, and prepare your project with our guide to buying luxury property in France.

What makes luxury properties for sale in Loire-Atlantique distinctive

Italianate houses of Clisson, seaside villas and Guérande town houses

Prestige buildings in Loire-Atlantique stand out for their variety of styles: in Clisson, rebuilt in the early nineteenth century by artists returning from Italy, fine homes feature turrets, arcades and round-tiled roofs, a rarity in western France. On the Côte d'Amour, the interwar villas of La Baule and Pornichet mix timber, brick and stone in the seaside style of the period. In Guérande, limestone houses behind the ramparts reflect a well-preserved medieval town plan, while salt workers once lived in more modest thatched cottages on the edge of the marshes.

Outbuildings vary considerably by area: cellars and storerooms in the Nantes vineyard around Clisson and Vallet, converted oyster huts towards Pornic, service wings, orangeries and walled gardens around the seaside villas. On the estuary, between Nantes and Saint-Nazaire, some estates keep parks laid out in the nineteenth century by Nantes shipowners, with mature cedars and specimen trees still standing today. The condition of roofs and renders, sensitive to estuary humidity, should be checked before any offer, along with the state of any riverside retaining walls.

From Clisson to La Baule, via Nantes and Guérande

Clisson and the Nantes vineyard, between Vallet, Mouzillon and Gorges, attract buyers drawn to wine heritage and Italianate architecture. The Côte d'Amour, from La Baule to Pornichet and Le Pouliguen, holds the most sought-after seaside villas, while Pornic, further south, offers a similar setting at more accessible levels. Nantes and its close surroundings, towards Sainte-Luce-sur-Loire or Basse-Goulaine, appeal to buyers who want to stay close to the city. Guérande and its peninsula, between salt marshes and ocean, form a heritage area of their own.

The stations at Nantes and Saint-Nazaire, served by TGV in a little over two hours from Paris-Montparnasse, along with the stations at La Baule and Le Croisic, connect the department to the capital; Nantes Atlantique airport completes this network with regional and international routes. The most expensive areas remain the Côte d'Amour and central Clisson, while the inland part of the Nantes vineyard, around Vallet and Le Loroux-Bottereau, offers comparable properties at more accessible levels, often with a working vineyard attached.

Points to check: coast, vines and salt marshes

On the Côte d'Amour and the Guérande peninsula, the Loi Littoral strictly governs extensions and new building; flooding risk prevention plans, particularly sensitive around the salt marshes, should be consulted before any project. In wine country around Clisson, check SAFER's pre-emption right, current leases and the appellation classification of the parcels. On listed or registered residences, sign-off from the Architecte des Bâtiments de France is required for any visible change.

On the technical side, estuary humidity and the proximity of the Loire call for monitoring of foundations and cellars, particularly in Nantes and along its banks. In the vineyard, the condition of cellars and winemaking equipment calls for a separate expert assessment from that of the residential buildings. Have a full survey carried out by a professional before committing, especially on older seaside villas whose joinery often suffers from sea spray.
