White tuffeau, quarried along the Loir river, gives older residences pale façades and finely carved openings under slate roofs typical of the western Paris basin; further west, towards Maine and the Mayenne border, granite and schist take over, with steeper roof pitches. The manor house, often surrounded by a water-filled moat and flanked by a corner tower, remains the department's most recognisable type, dating from the late Middle Ages and reworked through the seventeenth century. The Sarthe Perche, around Mamers and Bellême near the Normandy border, stands out for its timber-framed and brick houses, close to Perche models across the border.
Outbuildings matter greatly in this horse country: stables, tack rooms, an arena and paddocks often come with the main house, a legacy of Sarthe's long tradition of horse breeding, still visible in the studs scattered across the grazing plain. The most sought-after areas lie around Le Mans and in the Loir valley, while the Sarthe Perche and the south, towards Saint-Calais, offer comparable properties at markedly more accessible levels.
On a moated manor, checking the water works, sluices and banks should come before any offer, as should any listed historic monument status, which brings in the Architecte des Bâtiments de France for any works. The timber-framed houses of the Perche need a survey of the wood frame and infill, often weakened by damp; in tuffeau buildings, rising damp and crumbling render call for regular monitoring. On an equestrian estate, check that stables and arena comply with regulations, and confirm the agricultural zoning under the local plan, which shapes future changes.
Most rural Sarthe properties rely on individual drainage systems, whose compliance should be checked before purchase, along with older heating that may need updating.
