A chateau for sale in Pays de la Loire is often found near the Loire itself or one of its tributaries, in a region shaped by the Angevin Renaissance and the rise of Loire valley vineyards, as well as by the bocage farmland of Vendée and Mayenne further west. The supply includes turreted tuffeau chateaux near Angers, schist and slate residences in Sarthe and Mayenne, and more rustic buildings in the Vendée bocage. Browse every chateau for sale listed by private owners, agencies and notaries across the Loire region.

This page gathers real price benchmarks for grand residences across the region, the areas where they concentrate, the particularities of local buildings, and the checks worth making before a visit. Prices and building character shift noticeably between the Loire valley heartland and the more rural Mayenne and Vendée countryside. Price benchmarks for prestige homes in Pays de la Loire

DVF land registry data does not identify chateaux as such: the benchmarks below cover sales of houses over 300 m² of living space on 0.05 to 10 ha, above €1,000/m², tracked by our observatory. They frame the market for large residences without describing it entirely: an estate with 30 ha of parkland or a listed monument sold with its farmland falls outside this scope.

In Pays de la Loire, 57 sales were recorded in 2025, with a median price of €750,000*, a floor/ceiling range (P10–P90) of €442,000 to €1,355,600 and a median of €2,006/m² of living space (average 355 m² of living space on 16,145 m² of land). Over five years (2021-2025), the regional median comes to €665,000 across 346 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes chateaux for sale in Pays de la Loire distinctive

Angevin tuffeau, Sarthe schist and Vendée bocage

Buildings vary considerably from one department to another: pale tuffeau limestone dominates in Maine-et-Loire and gives Angevin chateaux their carved façades and slender turrets. In Sarthe and Mayenne, darker schist and sandstone form more massive residences, often roofed in slate. Loire-Atlantique blends Angevin and Breton influences close to Nantes, while Vendée keeps sterner granite buildings suited to its bocage farmland and Atlantic climate.

Properties for sale frequently include outbuildings: farm-use service wings, dovecotes, chapels and, where the estate lies in an Angers or Nantes wine-growing area, sometimes a winery. The condition of tuffeau façades, sensitive to standing damp, and of slate roofs over large surfaces directly shapes the works budget to anticipate. Some estates still have partly water-filled moats or horseshoe-shaped service wings, a layout typical of eighteenth-century Angevin pleasure residences.

Five departments between the Loire and the bocage

Loire-Atlantique holds an active market around Nantes and its vineyards, with a few properties near the coast to the west. Maine-et-Loire remains the historic heart of the region for chateaux, between Angers, Saumur and the Coteaux du Layon. Mayenne and Sarthe offer more rural and affordable properties around Laval and Le Mans. Vendée, finally, combines inland bocage with coastal fringes, with properties growing scarcer the closer one gets to the coast.

Access differs by department: a TGV station at Nantes or Saint-Nazaire in Loire-Atlantique, at Angers Saint-Laud in Maine-et-Loire, at Laval in Mayenne and at Le Mans in Sarthe; Intercités/TER rail links to Paris and to Nantes serve Vendée. Areas near Angers and Nantes remain the most sought-after, while inland Mayenne and Sarthe stay more affordable for a comparable size. The mild oceanic climate favours the upkeep of parkland and vines, whereas the Vendée coastline requires allowing for stronger winds.

Checks specific to Loire valley chateaux

Many Maine-et-Loire chateaux are listed or registered historic monuments, particularly around Saumur and Angers; exterior works then require the opinion of the Architecte des Bâtiments de France. On an estate suggesting wine-growing activity along the Loire, clearly distinguish the residential buildings from any vineyard, whose operating arrangement differs from the built property. The protected surroundings tied to the Loire valley, a World Heritage area in parts of Maine-et-Loire, add planning constraints worth knowing.

On the technical side, ask about the condition of cellars dug into the tuffeau, common in Maine-et-Loire, and the flood zoning along the Loire and its tributaries. Also check the drainage system on large rural estates in Vendée, Mayenne and Sarthe, and the state of the roof timbers over often sizeable volumes. A prior survey by a heritage professional remains a reasonable expense given what is at stake. Also check any right of way or fishing right sometimes attached to ponds and small watercourses crossing certain Anjou and Sarthe properties.

Chateaux in Pays de la Loire are listed by private owners, specialist agencies and notaries, with listings filterable by price, living space, land area and outbuildings, and an e-mail alert to track new properties as they come to market. Several properties need renovation and suit a buyer ready to commit to a heritage restoration project. To widen your search beyond chateaux, explore prestige property for sale in Pays de la Loire.
