A maison de maître for sale in Loire-Atlantique evokes the Nantes merchants of the Atlantic trade, the shipowners of Saint-Nazaire and Paimbœuf and the growers of the Nantes vineyards: a façade of tuffeau or granite, tall windows, ironwork and a slate roof. The section goes beyond that model: it lists all the fine residences of the department, the folies on the banks of the Erdre, villas at La Baule and Pornic, architect-designed houses and contemporary properties, once the living space crosses 300 m² or the price flirts with a million euros and no classification as chateau, manor house or historic monument applies. Discover the maisons de maître and fine residences for sale offered by private owners, agencies and notaries across the department.
It sets out price benchmarks, the profile of the large residences on sale, the buildings of the estuary, the vineyards and the Presqu'île, the areas to consider and the useful cautions, between marshland, coast and valleys. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Tuffeau brought up the Loire, the granite of the Presqu'île and of Clisson, and slate make up the Nantes-area residences, whether the eighteenth-century shipowners' town houses of the Île Feydeau or the maisons de maître of the market towns. The folies, country residences of the merchants, line the Erdre and the Loire; at Clisson, Italian inspiration left villas and classical gardens. On the coast, from Pornic to La Baule, from Batz-sur-Mer to Le Pouliguen, seaside villas, chalets and architect-designed houses multiply loggias, verandas and pergolas. Slate and granite outbuildings, such as a former coach house, are frequently converted into guest lodgings.
In country properties, the orangery, the caretaker's cottage, the chapel, the fishing lodge or the landing stage extend the main house; marble fireplaces, herringbone parquet and large libraries recur inside, while recent villas offer a pool and pool house. The oldest keep their vaulted cellars, often inherited from the wine or sugar trade, and terraced gardens descending towards the water.
Around Nantes, the Erdre, from Sucé to Nort, Carquefou and Thouaré, offers the most sought-after folies; to the south-east, Vertou, Vallet, Le Pallet and Clisson overlook the Nantes vineyards, with maisons de maître often sold with a little vine land. On the estuary, Saint-Nazaire, Paimbœuf and Couëron alternate notables' houses and properties in parkland, while to the west, Pornic, La Baule and Guérande form the strongest pressure, and Châteaubriant, Ancenis and Nozay remain more affordable. Between Saint-Nazaire and Pornic, the coast road passes a succession of small ports and creeks where captains' houses face the water.
Nantes, Saint-Nazaire, La Baule and Le Croisic each have a TGV station; Paris is about two hours from Nantes. Nantes-Atlantique airport, the tramway and the N165 and N137 expressways link the metropolis, the estuary and the coast quickly. The proximity of the city, its university and its companies sustains steady demand for houses within half an hour of the centre.
The Loire estuary, the Brière and the marshes of Guérande and Retz are exposed to flooding and marine submersion: consult the prevention plans, the risk statement and the height of the ground-floor level before any offer. In the Presqu'île and on the coast, the Loi Littoral, the hundred-metre strip and coastal retreat frame projects, and the Brière, classed as a regional nature park, adds landscape constraints. Cellars of houses close to the water sometimes fill during the highest tides.
Older tuffeau houses call for an examination of renders, cornices and frost-prone stone, those in schist or granite for monitoring of damp; the clay subsoil of some areas causes cracking. In the vineyards, the SAFER, leases and the appellation of parcels come into play if the sale includes land; on a recent villa, check the compliance of the pool and extensions. Finally, plan for an inspection of the utilities, septic tanks and wells, common in country properties far from the mains sewer.
