Between the Loire, the Sarthe, the Mayenne and the Atlantic, a maison de maître for sale in Pays de la Loire rises in white tuffeau in the Anjou valleys, in schist and granite under slate in the Mayenne, in limestone in the Loir valley, in stone and brick in the shipowners' houses of Nantes. The section takes in more broadly all the fine residences of the region: merchants' houses of the Nantes vineyards, pleasure villas on the banks of the Erdre, villas in the Vendée resorts and on the Guérande peninsula, architect-designed houses, contemporary properties in parkland. They belong here as soon as the living space exceeds 300 m² or the price approaches a million euros, so long as they are not chateaux, manor houses or historic monuments. The maisons de maître and fine residences for sale are offered by private owners, specialist agencies and notaries.

The page brings together price benchmarks for the large residences of the Loire country, the profile of the properties on the market, the building materials from one department to the next, the parts of the region where supply is concentrated and the precautions specific to the Loire valley and the Atlantic coast. The guide to buying prestige property in France details the stages of an acquisition.

Maison de maître prices in Pays de la Loire in 2025

Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

In Pays de la Loire, 57 sales were recorded in 2025, with a median price of €750,000*, a floor/ceiling range (P10–P90) of €442,000 to €1,355,600 and a median of €2,006/m² of living space (average 355 m² of living space on 16,145 m² of land). Over five years (2021-2025), the regional median comes to €665,000 across 346 sales. Nationally, the 2025 median stands at €822,000 across 981 sales, with a ceiling (P90) of €3,100,000.

What makes maisons de maître and fine residences for sale in Pays de la Loire distinctive

Tuffeau, slate, granite and Atlantic villas

In Maine-et-Loire, white tuffeau, soft and luminous, is paired with the slate of the Angers area to make façades with dormer windows, hipped roofs and tall chimneys; many houses back onto troglodytic cellars. The Sarthe and the Loir valley prefer limestone and flat tiles, the Mayenne granite and schist, darker and rougher. In Loire-Atlantique, the shipowners' and merchants' houses of Nantes, the vineyard residences and the pleasure villas line the Erdre, the Sèvre and the Loire. In the Vendée, the fine residence takes the form of a seaside villa, a maison de maître in the bocage or a contemporary property facing the ocean.

Outbuildings and gardens weigh in the value: an orangery, a cider or wine press, a caretaker's cottage, a dovecote, avenues of lime trees, a walled park, a pool. Fireplaces, herringbone parquet, panelling and stone staircases give an old residence its authenticity, and a well-kept lime-tree avenue or walled kitchen garden often says more about past owners than any inventory.

Five departments, from the Loire valley to the Vendée coast

Loire-Atlantique (44) mixes Nantes and the Erdre banks, the vineyards around Clisson and Vallet, the pays de Retz around Pornic, the Guérande peninsula and La Baule; Maine-et-Loire (49) is organised around Angers, Saumur, the Layon, Baugé and Cholet. Mayenne (53), around Laval, Château-Gontier and Mayenne, remains the most accessible for a large house. Sarthe (72) runs from Le Mans to La Flèche, Sablé-sur-Sarthe and Saint-Calais, up to the Loir valley.

Vendée (85) stretches from Les Sables-d'Olonne and Saint-Jean-de-Monts to the islands of Noirmoutier and Yeu, then to Fontenay-le-Comte and the Marais poitevin. Only the Vendée and Loire-Atlantique face the ocean. Nantes, Saint-Nazaire, La Baule, Angers, Laval, Le Mans, La Roche-sur-Yon and Les Sables-d'Olonne have stations served by the TGV, which puts Paris two hours or less from several of these towns; the A11, A83 and A87 motorways complete the network.

Floods, storm surges, slate and cavities: what to inspect

Along the Loire, the Maine, the Sarthe and the Loir, flood-risk prevention plans and embankments condition whether gardens and outbuildings can be built on; ask the town hall about past floods. On the Vendée and Guérande coast, storm Xynthia hardened the marine-submersion rules, and the Loi Littoral limits extensions and rebuilding. Frost-prone tuffeau needs careful repointing, troglodytic cellars a stability survey, and old roof timbers a check for dry rot and wood-boring insects.

In the Loire valley, a UNESCO-listed landscape, and near protected buildings, the Architecte des Bâtiments de France approves exterior alterations. For a recent villa or architect-designed house, ask for the permit, the certificate of completion, the compliance of the pool and the construction insurance. A specialist's report, obtained before the offer, avoids unpleasant surprises.
