A maison de maître for sale in Maine-et-Loire often rises in white tuffeau under an Anjou slate roof: the house of the merchants of Angers, the wine dealers of Saumur, the notables of Cholet and Segré, with its wrought-iron balconies, tall small-paned windows and stone dormers. This section is not limited to them: it gathers all the fine residences of Anjou, chartreuses, high-end troglodyte dwellings, architect-designed villas and contemporary properties, once the living space exceeds 300 m² or the price approaches a million euros and the property stays outside the scope of chateaux, manor houses and historic monuments. See the maisons de maître and fine residences for sale placed by private owners, agencies and notaries in Anjou.
You will find price benchmarks, a portrait of the houses currently on sale, the buildings of the Loire Valley and the Mauges, the areas to consider and the points to check, notably on cellars, floods and heritage protections. Our guide to buying prestige property in France accompanies you through to signing. We suggest going through it before your first viewing.
Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

Tuffeau cut from the Loire quarries, at Saumur and around Chênehutte, gives façades their soft whiteness, the slate of Trélazé and Noyant-la-Gravoyère caps the roofs, and bluish schist clothes the walls of the west, towards the Mauges. In Angers, the eighteenth-century town houses and the bourgeois houses of the Doutre line up front steps and balconies; in the Saumur area, chartreuses with symmetrical pavilions and houses backed against the hillside, extended by cellars dug into the rock, overlook the Loire. Recent architect-designed houses settle on the heights of Les Ponts-de-Cé, Mûrs-Érigné or Beaucouzé. Lime renders and joinery painted pearl grey or green complete the palette.
The outbuildings often form an ensemble: wine cellars, press house, orangery, dovecote, caretaker's cottage, stables, a park planted with cedars, limes and box, and a pool and pool house in recent properties. Older interiors keep tuffeau fireplaces, oak floors and stone staircases with wrought-iron handrails. Some maisons de maître in the Saumur area back onto a cellar dug into the hillside, used as a store, a reception room or an exhibition gallery.
Angers and its surrounding ring, from Bouchemaine to Les Ponts-de-Cé and Avrillé, concentrate the notables' houses and contemporary properties; along the Loire, Chalonnes, Rochefort-sur-Loire, Montsoreau and Saumur offer charming residences with river views. The Layon, around Beaulieu-sur-Layon, Thouarcé and Martigné-Briand, mixes winegrowers' houses and maisons de maître; the Baugeois, around Baugé and Durtal, the Segré district and the Mauges, with Cholet and Champtoceaux, remain more accessible. Anjou also stretches to the Loir valley, where villages of limestone houses offer good value.
Angers Saint-Laud station puts Paris about an hour and a half away by TGV; Saumur has direct services to Angers and Tours. The A11, the A87 and the network of expressways serve Cholet, Saumur and the Segré district, while the Loire à Vélo cycle route appeals to those who wish to live beside the river. Buyers come mainly from the Paris region and western France, drawn by the mild climate and quality of life.
The tuffeau bedrock is riddled with cellars, quarries and troglodyte cavities: ask for the survey of underground cavities and the state of vaults and backfill, because a collapse or an infiltration cannot be repaired like a crack. The Loire valley, from Saumur to Ingrandes, is exposed to floods, and the flood-risk prevention plans condition extensions and ground-floor works. Check too the condition of the slates, which are durable but need regular repair of their fixings.
The Loire valley, inscribed as a World Heritage landscape, often requires the opinion of the architecte des Bâtiments de France for roofs, dormers, joinery and renders. Roof frames in chestnut or oak call for a survey against wood-boring insects, and a contemporary villa requires a check of the pool permit and the drainage. A survey of the land and its boundaries, with formal marking of the limits, avoids unpleasant surprises in large parks.
