On the coast as in the hedged farmland inland, a maison de maître for sale in Vendée tells the story of a trade: the shipowners of Les Sables-d'Olonne, the grain merchants of Fontenay-le-Comte, the marsh landowners of Luçon and the manufacturers of Cholet or Mortagne-sur-Sèvre had façades with regular bays, front steps and roofs of barrel tile or slate built for themselves. This section does not stop at that model: it gathers all the fine residences of Vendée, seaside villas, architect-designed houses facing the ocean, prestige longères and contemporary properties in parkland, when the living space exceeds 300 m² or the price comes close to a million euros and the property is neither a chateau, nor a manor house, nor a historic monument. Browse the maisons de maître and fine residences for sale offered by private owners, agencies and notaries in Vendée.
On this page you will find real price benchmarks for the department's large houses, the kind of properties currently for sale, the features of Vendée construction, the most requested areas and the checks specific to the coast and the marsh. Maisons de maître form the core of the segment tracked by our observatory: houses with more than 300 m² of living space on 0.05 to 10 ha, sold above €1,000 per m², recorded in the DVF database of the French tax administration. These benchmarks frame the market for large residences without describing it entirely: a small village bourgeois house or a chateau sold with 30 ha of parkland fall outside this scope.

The bocage of the north and east builds in granite and schist under slate roofs, whereas the plain around Luçon and Fontenay-le-Comte prefers pale limestone and barrel tile, a legacy of neighbouring Poitou. The shipowners' houses of Les Sables-d'Olonne and Saint-Gilles-Croix-de-Vie line up coloured shutters, wrought-iron balconies and gardens sheltered from the wind, while the seaside villas of La Tranche-sur-Mer or Saint-Jean-de-Monts mix half-timbering, brick and glazed verandas. On Noirmoutier and the Île d'Yeu, the white house with blue or grey shutters is ringed by low walls against the sea spray.
Recent properties, architect-designed houses clad in timber or pale concrete, open large windows onto the dunes or the pines. Outbuildings vary: stone service buildings, a caretaker's cottage, a wine store, a well, a pool house, and the indispensable shed for bicycles and sea gear. In the older houses of the marsh, buyers often find stone fireplaces, terracotta or oak floors, painted panelling and comfortable ceiling heights, qualities that set a true fine residence apart from a simply large house.
Les Sables-d'Olonne and its surroundings, from Château-d'Olonne to Talmont-Saint-Hilaire, form the tightest market, followed by Saint-Gilles-Croix-de-Vie, Saint-Jean-de-Monts and the islands, where supply stays scarce and viewings are decided quickly in high season. Behind the coast, the Luçon plain and the Marais poitevin, around Maillezais, Vouvant and Fontenay-le-Comte, offer merchants' houses on more accessible terms. The bocage, from Les Herbiers to Pouzauges and from Montaigu to Mortagne-sur-Sèvre, keeps large residences built by textile and footwear manufacturers.
The La Roche-sur-Yon station connects to Paris by TGV, as does Les Sables-d'Olonne, and the A83 and the RN160 serve the whole department from Nantes and Niort. The north of the bocage benefits from the closeness of Nantes and Cholet for people working in the conurbations, while the south, towards Fontenay-le-Comte, attracts those who prefer quiet countryside a short drive from La Rochelle and the Marais poitevin, without the summer tourist pressure of the coast.
On the coast, the Loi Littoral, the marine-flooding risk plans and dune erosion restrict extensions and sometimes rebuilding; the memory of storm Xynthia remains present in the planning documents of low-lying communes. Check the plot's zoning, the ground-floor level and the insurance that follows. In the marsh, damp and the stability of clay soils call for a check of the foundations, the drains and the level of neighbouring ditches, whose upkeep sometimes falls to owners' associations that the buyer joins automatically.
Bocage granite can release radon: a test is essential in below-ground rooms. Salt attacks the ironwork, joinery and renders of houses facing the sea, which weighs on upkeep. For recent villas, insist on the permits for the pool and the extensions, as well as the building guarantees, before signing. In villa co-ownerships or private estates, read the rules and the level of road and common-area charges: they weigh on the budget for good.
