Few departments are this varied. Acquiring a market garden for sale in Saône-et-Loire may mean taking over an irrigated vegetable unit on the Saône plain, a micro-holding in the Charolais selling at the farm gate, or an ornamental business established beside a town. What is offered comes from farmers at the end of their career, rural property advisers and notarial offices, who document the area cropped, how much sits under cover, the water rights attached and the customer base transferred. This pool, among the largest in the region, forms part of our market gardens and nurseries for sale.

Choosing well means placing local land values, spotting the basins where supply renews itself, being able to read a set of structures, and knowing which approvals a setting-up requires. That is what the sections below cover. The legal and financial shaping of the project is set out in our white paper « Créer une exploitation agricole » (in French).

Land prices for market gardens and nurseries in Saône-et-Loire (71) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €2,349/ha in Saône-et-Loire (71), an average of €2,437/ha and 391 sales; 80% of transactions settle between €1,629 and €3,300/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €2,550/ha for 2025, moving -0.8% over a year and +6.2% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Two sites of the same size can be worth very different sums. It all turns on the cover: recent multi-span houses or tunnels near the end of their life, thermal screens, automated venting, heating. Then on water, a borehole or river intake with its licence, and the drip system. Then on the downstream kit, washer, grader, cold store, loading bay. Finally on goodwill, which gathers market pitches, catering contracts, box subscribers and garden centre listings. Frame those values with our land price observatory and our financial calculators.

What sets market gardens for sale in Saône-et-Loire apart

Greenhouses, nursery ground and machinery: what transfers

On vegetable sites, most of the value sits in the cover: film-clad multi-span houses for seasonal crops, tunnels for summer production, heated glass where the holding raises its own transplants. Check the anchoring, the tension and age of the films, corrosion, doors, venting, thermal screens and the boiler. For nursery work the eye goes elsewhere: field beds, drained and levelled container standing ground, overhead irrigation, shade structures, the stock of young plants on hand. A block of greenhouse business structures with no land and no customers trades on a basis unrelated to that of a working holding.

Most listings combine house, buildings and fields. Always ask for a breakdown, because the dwelling follows the residential market of its own area, which swings widely between the Mâconnais and the Autunois, while the production tool is judged on what it can grow. Have an inventory drawn up of the machinery included, tractor, cultivation equipment, planter, film layer, washer, trolleys, refrigeration unit, and separate what the seller owns outright from what is still being financed.

Where vegetable production concentrates

The Saône plain around Chalon-sur-Saône, reaching to Verdun-sur-le-Doubs by way of Saint-Marcel and Ouroux-sur-Saône, is the department's main market gardening basin: deep alluvial soils, straightforward irrigation and an urban outlet on the doorstep. The Mâconnais and the Côte chalonnaise, given over largely to vines, leave room for smaller vegetable holdings geared to direct selling and restaurants. Around Le Creusot and Montceau-les-Mines the customer base is substantial and land more affordable. The Bresse around Louhans, the Charolais-Brionnais and the Autunois carry scattered micro-holdings whose success rests on the local network of markets.

Prices follow that geography: higher on the irrigable plain and immediately around Chalon and Mâcon, more moderate in the hedgerow country to the west. The Saône corridor also benefits from the pull of the Lyon and Dijon markets, which supports values. Conversely, a vegetable farm in the Brionnais means organising longer rounds to reach enough customers, which weighs on labour costs as much as on the price you pay for the ground.

Water, soils and formalities: the sensitive points

Irrigation is the first item to investigate. Ask for the borehole deed, its declaration receipt or abstraction licence, the annual volumes allocated and the record of summer restrictions, which regularly affect the groundwater accompanying the Saône and the Doubs. Then establish the position on flood risk, since part of the plain falls under a prevention plan. Finally check that the structures were declared to the commune, that the direct sales room complies with hygiene rules, and what state the electrical supply is in, often undersized on older sites.

The sale depends on the structures control, the French authorisation required before farming land, and SAFER, the rural land agency, may pre-empt, particularly on the irrigable plain. Rural leases in force pass on with their renewal dates. Where the seller also transfers a customer base and a trading name, the goodwill is dealt with separately from the property. For a holding committed to organic farming, have the certifier attest the start date for each field.

Private owners, rural property agencies and local notaries lodge their instructions here; an ornamental horticulture business or a plant nursery for sale regularly appears beside the vegetable units. Cut the list down by area, price and production, save an alert, and widen where needed towards the market gardens for sale in Bourgogne-Franche-Comté.
