A market garden for sale in Côte-d'Or is first sought in the plains of the eastern half of the department, where alluvial soils and the water table sustain vegetable growing: the Saône valley around Auxonne, the Tilles plain towards Genlis, the surroundings of Saint-Jean-de-Losne and the food-growing belt of Dijon. These offers reach us from vegetable and ornamental growers preparing their sale, from rural property firms and from notaries; they state the area cropped, the structures in place, access to irrigation water and the outlets already under contract. You will find them too in our market gardens and nurseries for sale.

This page goes further than the particulars: what land fetches in the department, the districts where holdings keep coming up, how to assess an ageing set of greenhouses, and the consents a takeover still has to clear. For legal status, farming qualification and funding, our white paper « Créer une exploitation agricole » (in French) rounds out the reading.

Land prices for market gardens and nurseries in Côte-d'Or (21) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €3,065/ha in Côte-d'Or (21), an average of €3,183/ha and 170 sales; 80% of transactions settle between €1,942 and €4,620/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €2,870/ha for 2025, moving -5.9% over a year and -3.0% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

A vegetable holding is not valued by its hectares. What weighs first is soil depth and drainage, the security of irrigation and the title authorising it, the age of the multi-span houses and tunnels, any heating, then the whole downstream chain: washer, grader, cold store, loading dock, standing ground for young plants. On an ornamental business, add the benching and the raising of plants, and everywhere the goodwill — covered markets, market stalls, producer shops, garden centres, school and hospital catering. Set those values against our land price observatory, then check your funding structure with our financial calculators.

What sets a market garden for sale in Côte-d'Or apart

Soil, structures and equipment: where the price is made

Start with the soil, because on the Saône plain everything turns on texture and how quickly ground dries out: land that caps or drains poorly delays spring planting and penalises storage vegetables. Move on to the structures: cold tunnels, film-clad multi-span houses, heated glass on ornamental sites. Note when they were erected, the condition of the hoops and bracing, how the film is holding, the venting, the thermal screens, the boiler and its fuel. An ornamental greenhouse business is judged in addition on its benching, heated floor and potting area. Finally check the irrigation network, from borehole to drip line, and the abstraction licence attached to it.

The downstream chain often separates two otherwise similar files: washing station, grader, cold store, a packing room that meets hygiene rules, forklift, delivery vehicle. A plant nursery for sale is measured on top of that by its living stock and its health status. Where the sale bundles dwelling house, shed and land, ask for a breakdown by item: the house follows the local residential market, the production tool is valued on what it earns, and the two are not financed on the same terms.

Saône valley, Tilles plain and the Dijon belt

The Saône valley around Auxonne holds the department's most intensively worked ground for field vegetables, with a well-established onion tradition and blocks of land in one piece. The Tilles plain, from Genlis to Longchamp, offers irrigable alluvial soils and medium-sized vegetable farms turned towards the nearby city. Around Dijon, the food-growing belt runs on short supply chains: smaller plots, direct selling, box schemes and producer shops, but keenly contested land. In the Auxois and the Châtillonnais, livestock and cereals dominate and vegetable supply is limited to smallholdings; the vineyard slope itself leaves almost no room for vegetables.

The geography of price follows from that pattern. An irrigated plot on the plain, close to the roads towards Dijon or Beaune, trades above equivalent ground on the northern plateaux. A buyer with modest capital will find more readily on the edge of the plain, at the cost of longer delivery rounds; a fully equipped site with a settled trade near the city is paid for the clientele it hands over.

Water, flooding and legal points to watch

In the Saône valley, water arises twice over: access to the resource for irrigation, and exposure to flooding. Ask for the borehole declaration receipt or the abstraction licence, the flow available at the end of summer and the restriction orders already issued on that catchment; check in parallel the flood risk prevention plan, which may forbid or restrict new structures and packing buildings. Read the commune's planning document too, particularly near Dijon, where growth areas and reserved sitings keep multiplying on the flattest ground.

Legally, the takeover falls under the structures control, the French authorisation regime for farming land, and SAFER, the rural land agency, holds a pre-emption right over it. Let parcels pass on with their existing rural lease. Ask for soil analyses and the treatment history, especially on a former ornamental site. Where the holding is certified organic, have the certifying body confirm how long each field has been committed before you build your projections.

These holdings are sent to us by retiring growers, by agencies specialising in rural property and by notaries in the department. Target an area, a budget or a district with the filters, keep several files side by side, switch on an alert to receive new offers as they are published, then widen to market gardens for sale in Bourgogne-Franche-Comté.
