Growers organising their handover, rural property firms and notaries regularly entrust us with a market garden for sale in Haute-Saône, along with the detail that matters: area cropped, square metres under cover, where the water comes from, which sales channels already run. The department combines two assets that rarely go together, plentiful water along the Saône and the Ognon, and nearby towns that absorb the crop, from Vesoul to Héricourt. Alongside vegetables sit ornamental businesses supplying garden centres and field-grown nurseries. All of these join our market gardens and nurseries for sale.

What remains is to know what land is worth here, which areas genuinely feed the market, how to assess structures sitting on very uneven soils, and which approvals govern a takeover. This page answers those four questions, area by area. For the setting-up project itself, lean on our white paper « Créer une exploitation agricole » (in French).

Land prices for market gardens and nurseries in Haute-Saône (70) in 2025

Land value drives much of the asking price for a market garden or nursery. French tax transfer statistics (DVF, vineyards excluded) show, for 2025, a median of €2,615/ha in Haute-Saône (70), an average of €2,727/ha and 156 sales; 80% of transactions settle between €1,999 and €3,577/ha, against a national median of €5,307/ha.

On the SAFER side, the value of vacant land and pasture is set at €2,660/ha for 2025, moving -1.5% over a year and +0.8% over ten, against €6,460/ha nationally; expect an average discount of 17% where a lease is running.

Beyond acreage, equipment makes the price: the type and age of the structures, their anchoring, thermal screens, any heating system, the drip network, and a borehole holding its abstraction licence. Then come the washing line, the cold store, the standing ground for young plants and the sales room. Goodwill weighs just as heavily, with its market pitches, box subscribers and garden centre agreements. Compare the whole with our land price observatory and our financial calculators.

What defines a market garden for sale in Haute-Saône

Reading a site: structures, water and machinery

Tunnels dominate, multi-span houses equip the more structured sites, and glass is mostly found in ornamental production, where it shelters growing benches and young plant raising. Examine the anchoring, corrosion on the hoops, the age of the films, whether thermal screens are fitted, how venting is automated, and for a plant nursery for sale the heated floor, the container standing ground and the shading. Heating deserves particular attention in a department with hard winters: output, fuel, servicing, replacement cost. Recent irrigation fed by a properly licensed borehole is often worth more than a wider but tired covered area.

Holdings frequently come as a package: house, shed, structures, land. Have the price broken down, since the dwelling belongs to the local residential market while the production tool is valued on what it earns. Check the list of machinery included, from tractor to washer by way of planter, grader and refrigeration unit, along with any long-term leases still running. A parcel sold on its own changes register entirely: stripped of structures and of an abstraction right, it is worth little more than open-field growing land.

Saône valley, Ognon valley and the Vosges foothills

The Saône valley, around Gray and Port-sur-Saône, holds the deepest and earliest alluvial soils in the department with direct access to the river: this is where already-equipped sites most often change hands. The Ognon valley, towards Marnay and Pesmes, offers comparable conditions and benefits from the pull of nearby Besançon. Around Vesoul and Lure, medium-sized units work for markets and producer shops. In the north-east, the Vosges foothills and the country around Luxeuil-les-Bains bring acid soils, higher ground and a later spring, where cropping stays small in scale and geared to farm gate sales rather than wholesale volume.

Demand concentrates where people do: the Vesoul fringe, the Lure to Luxeuil corridor, and above all the south-east, where Héricourt sits within the urban belt running from Montbéliard to Belfort. Land there is naturally more contested than on the central plateaux, which have stayed clear of urban pressure. For a given budget, the trade-off runs between a site close to customers and a more generous area further inland.

The checks a takeover calls for

Question the soil first: depth, stoniness, load-bearing capacity and drainage vary enormously between an alluvial terrace and a limestone plateau, and they decide which crops are genuinely workable. Move on to water, asking for the borehole or river intake file, the low-flow figure and the restriction orders issued in dry summers. Confirm that existing structures were declared to the town hall, that the direct sales room complies, and, where a borehole also feeds the house, that the network is properly protected. Wetlands and drinking water catchment perimeters deserve a look of their own.

Legally, the takeover goes through the structures control, the French regime that authorises who may farm which land, and SAFER, the rural land agency, retains a pre-emption right. Rented parcels stay under the rural lease, passed to the buyer with its renewal dates. Where the seller transfers a customer base, a trading name or subscriptions, the goodwill is handled separately from the property. Finally, have the certifying body confirm how far any organic conversion has run.

What you see here comes from private sellers, rural property agencies and notarial offices in the department; a nursery or a vegetable farm sometimes sits beside a purely ornamental site. Sort by area, price and production, put an alert in place, then look further afield to the market gardens for sale in Bourgogne-Franche-Comté.
