Looking for an arable farm for sale in Vosges points you towards the western half of the department, the plain and the Xaintois, where ploughland clearly outweighs grassland. Wheat, winter barley, oilseed rape and maize form the backbone of the rotation, frequently alongside a beef unit inherited from the Lorraine mixed-farming tradition. Owners approaching retirement, firms specialising in rural property and notaries in Mirecourt, Neufchâteau or Épinal supply these files, which set out the owned-and-rented split, the storage facilities and the machinery fleet. You will find them beside the arable farms for sale listed right across France.

This page adds what the sale particulars leave out: land-value benchmarks specific to the department, the districts where holdings most often come up, how to read a Lorraine farmstead and its outbuildings, and the constraints weighing on a crop farm sitting on uneven soils. Our white paper « Créer une exploitation agricole » (in French) deals separately with putting a setting-up project together.

Arable land prices in Vosges (88) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Vosges (88) works out at €3,200/ha and the average at €3,428/ha, across 126 transactions. The central range covering 80% of sales runs from €2,528 to €5,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €3,460/ha in 2025 for vacant land and pasture (-3.9% over twelve months, -0.3% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Beyond the headline acreage, technical detail creates the gap between two Vosges files: soil depth and load-bearing capacity, drainage on the cold ground and how well it has been maintained, the distance between yard and outlying blocks, covered storage volume, ventilation or a drier, the state of the harvesting chain, the basic payment entitlements and the supply contract with a cooperative or grain merchant. A grain farm with compact fields trades on another level. Frame your own figure with our land price observatory and our financial calculators.

What sets an arable farm for sale in Vosges (88) apart

Soils, rotation and storage facilities

The department holds two farming worlds side by side. To the west, the clay-limestone ground of the Xaintois and the soils of the plain offer a decent water reserve and carry a classic wheat-barley-rape rotation, rounded out with grain maize and protein crops. Towards the east and the foothills, sandstone-derived soils turn sandy, acid and free-draining, far more exposed to dry spells, and grassland quickly takes over again. Ask for soil analyses, the cadastral field plan and several seasons of yield records, because in a department like this the stated average often hides blocks that perform very unevenly. Conservation tillage is gaining ground and changes what the machinery is worth.

The buildings are recognisable at a glance: a village house built against its neighbours, barn and byre under one roof, steel sheds added later on the edge of the plot. Buyers dwell on flat or bin storage capacity, clear height, the condition of the grain bins, the concrete slab, ventilation and lorry access. A cereal farm equipped to keep its own harvest stays in control of when it sells, and that freedom is priced in. Where the dwelling is part of the lot, have it valued on its own: residential demand around Épinal and the spa towns follows a logic of its own.

Xaintois, plain and Vôge: where the ploughland lies

The Xaintois, around Mirecourt and Vittel, is the cropping heart of the department, with reorganised field blocks and farms of real size. The plain of the Vosges, from Charmes to Châtel-sur-Moselle and on towards Thaon-les-Vosges, continues that belt along the Moselle and the Madon. The west, around Neufchâteau and the Meuse basin, mixes cropping with suckler herds. Further south, the Vôge and the Darney country leave more room for grass and forest, and arable land comes up in more scattered form. The mountain proper belongs to an entirely different farm economy.

Price gaps follow that geography fairly closely: competition between neighbours stays keen on the best ground in the plain, while an incoming buyer finds openings more easily along the forest margins or within mixed systems, where ground is released in smaller lots. Visiting holdings in several districts before committing lets you match the funding plan to what the soils can genuinely deliver.

Checks to run before signing

A takeover goes through the structures control, the French authorisation regime governing setting up and expansion, and SAFER, the rural land agency, may pre-empt as soon as the notary notifies the sale. Work through every rural lease: how long it still has to run, how the rent is indexed, which environmental undertakings are attached, and the pre-emption right the sitting tenant enjoys. In a department where renting dominates, a long-standing verbal arrangement or a loosely drafted lease can undermine the whole project. Where the business is held in a company, ask for the articles, the accounts and the minutes of meetings before buying into the share capital.

Confirm as well that the basic payment entitlements really are transferred and declared within CAP deadlines. Check whether any fields fall inside a water catchment protection perimeter, a common feature around the Vosges mineral springs, since the commitments attached can restrict practices for a long time. A survey of the crop-protection store, the fuel tanks and the electrical installations rounds the visit off usefully.

Farmers handing over, rural property agencies and notarial offices place their mandates here week by week. Narrow the list by area, by budget bracket or by district, set up an alert so new listings reach you as they appear, and carry your search on to the arable farms for sale in Grand Est.
