An arable farm for sale in Aube sits in one of the most intensive cropping basins in France: the chalk Champagne, crossing the department from Romilly-sur-Seine to Brienne-le-Château, carries broad rotations of milling wheat, malting barley, oilseed rape, sugar beet, lucerne and potatoes, frequently under irrigation. What reaches this site comes from farmers preparing a handover, rural property firms used to large units and notarial offices in Troyes, Nogent-sur-Seine or Arcis-sur-Aube; the particulars set out the split between owned and rented ground, the irrigation equipment, the storage and the machinery fleet. Read them alongside the arable farms for sale offered elsewhere in the country.

This page adds what the particulars leave out: land values recorded in the department, the districts where holdings change hands most often, how to read a Champagne farmstead and its installations, and the administrative duties attached to a takeover. Our white paper « Créer une exploitation agricole » (in French) walks through the setting-up route step by step.

Arable land prices in Aube (10) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Aube (10) works out at €11,373/ha and the average at €10,929/ha, across 179 transactions. The central range covering 80% of sales runs from €5,000 to €17,000/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €11,270/ha in 2025 for vacant land and pasture (+5.2% over twelve months, +17.4% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

For the same number of hectares, value gaps come from elsewhere: the depth of topsoil above the chalk, access to water and a current abstraction permit, the irrigation kit, how compact the blocks are, bin capacity and ventilation, a drier, the contracts held with the sugar factory, the cooperative or the dehydration plant, and the basic payment entitlements. An irrigated, well-equipped grain farm trades on an altogether different footing. Frame your valuation with our land price observatory and our financial calculators.

What makes an arable farm for sale in Aube (10) distinctive

Chalk soils, irrigation and harvesting equipment

Chalk here warms quickly, can be worked across a wide span of dates and rarely suffers waterlogging, but its usable reserve is short: irrigation becomes decisive as soon as a season turns dry, especially for potatoes, onions and sugar beet. Check the abstraction licence, the source it draws on, the condition of the reels and pivots and the power available at the pumping station. To the south-west, in the Pays d'Othe, flinty clays change everything: less steady yields, poorer trafficability, greater reliance on drainage. Ask for soil analyses and harvest results block by block.

Champagne farmsteads pair old volumes with recent industrial sheds. Look at flat and bin storage, ventilation, the drier, the concrete manoeuvring area and access for large vehicles. An arable land holding equipped to clean and keep its grain has a real edge when forward contracts are on the table. Ask too about the age of the combine and of any specialist harvesting kit, whose replacement weighs heavily. If a manor house or long stone dwelling comes with the tool, have it valued apart from the farmland.

Chalk plain, Othe and the wetter margins

The heart of the market runs from Nogent-sur-Seine and Romilly-sur-Seine through Arcis-sur-Aube, Ramerupt and Brienne-le-Château: large units, compact field blocks, first-stage processing and river-served silos close by, and keen competition among neighbours. South of Troyes, the Chaource country and the edges of the Pays d'Othe mix cropping, grassland and woodland on more modest holdings. Eastwards, the wet Champagne towards Brienne and the great reservoirs offers heavier ground, sometimes constrained by environmental designations. The Barrois, around Bar-sur-Aube and Bar-sur-Seine, remains vine country, with cropping confined to the plateaux.

On the chalk, pressure to expand is constant and leaves little negotiating room; an outside buyer faces established bidders with written-down machinery. In the Othe, the Chaource district or the wetter fringes, the entry cost drops appreciably, at the price of more variable potential and often fragmented parcels. Comparing several districts before settling remains the surest way to tune a funding plan.

Legal and environmental points to watch

A takeover goes through the structures control, the administrative authorisation that weighs the area acquired against the regional planning framework, and SAFER may pre-empt once the notary has notified the deal. In a department where tenancy is widespread, auditing the rural leases is decisive: remaining term, rent, environmental clauses, the tenant's right of pre-emption, and any agreement putting land at a company's disposal. Ask as well for the articles and accounts where the business is company-held, since the deal may transfer shares rather than assets, with very different tax consequences.

On the environmental side, check the water catchment protection areas, common on chalk, which may restrict fertilisation or require cover crops; verify the rules attached to nitrate vulnerable zones, the compliance of the crop-protection store, the tanks and the filling area, and the validity of abstraction permits. Finally, set the areas in the graphical field register against those advertised.

The properties shown come from retiring farmers, agencies specialising in rural land and notarial offices in the department. Search by area, budget or district, create an alert to hear about each new publication, and then move on to the arable farms for sale in Grand Est.
