An arable farm for sale in Moselle belongs to a department of contrasts, where wide cultivated openfields sit beside industrial valleys and forested uplands. The Saulnois, the pays de Nied and the Lorraine plateau carry most of the cropland, sown to wheat, barley, oilseed rape and maize. The properties shown come from farmers arranging their handover, from advisers who specialise in rural estates, and from notarial offices in Metz, Sarrebourg or Sarreguemines; the particulars set out the rotation practised, the balance between owned and rented ground, the storage and the machinery. They complete the national selection of arable farms for sale.

This page adds what the listings leave out: where Moselle land values stand, which districts see holdings change hands, what to inspect on a farmyard and its storage plant, and the formalities that weigh on a takeover. Our white paper « Créer une exploitation agricole » (in French) walks step by step through the building of a project.

Arable land prices in Moselle (57) in 2025

Pricing the land comes first in any plan to buy an arable farm. Land transaction data does not cover this department (Alsace-Moselle land register), so the figures below are those of the Grand Est region. On the basis of 2025 DVF sales (vineyards excluded), the median in the region works out at €5,611/ha and the average at €7,490/ha, across 1,233 transactions. The central range covering 80% of sales runs from €3,151 to €14,830/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €5,380/ha in 2025 for vacant land and pasture (-4.6% over twelve months, +1.9% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Hectares set the frame; the rest makes the price: agronomic quality and the depth of the silts, the state of the drainage, how compact the fields are around the yard, bin volume, a drier and an intake pit, the age of the machinery fleet, the basic payment entitlements, and the outlet contracted with a cooperative or a merchant. A cereal farm equipped to conserve its grain widens its commercial room for manoeuvre. Place your valuation with the land price observatory, then test the structure of the deal in our financial calculators.

Buying an arable farm in Moselle (57): what makes the difference

Soils, rotation, storage and the machinery taken over

On the Lorraine plateau and in the pays de Nied, clay soils warm slowly and allow only a short working window: the age and upkeep of the drainage govern how steady yields turn out to be. The Saulnois offers deeper silts and higher potential, while the sandstone ground of the pays de Bitche and the Vosges du Nord, free-draining and acid, confines cropping to the valley floors. Ask for soil analyses, the drainage plan, season-by-season records block by block, and the list of machinery included: in systems like these, mechanisation weighs heavily on the asking price.

Moselle buildings combine traditional farmsteads inside the village with functional sheds put up on its edge. Look at storage capacity relative to the cropped area, ventilation, the concrete apron, the drier where one exists, and articulated-lorry access. A crop farm able to deliver when the market suits rather than straight off the combine gets more from its harvest. Where a dwelling is included, separate its valuation: near Metz and along the Moselle corridor its worth answers to housing and cross-border demand.

From the Saulnois to the Sarrebourg country

The Saulnois, around Château-Salins, Dieuze and Vic-sur-Seille, is the department's cereal heartland, with extensive holdings and reorganised field blocks. The pays de Nied, from Boulay-Moselle to Bouzonville, carries the same openfield landscape eastwards. Further east again, the Sarrebourg country and the ground near Fénétrange mix cropping with grassland and ponds. The Moselle corridor, from Thionville through Metz to Pont-à-Mousson, is under continuous urban growth that thins out opportunities. The coal basin and the Warndt, towards Forbach, Creutzwald and Saint-Avold, keep farming enclaves inherited from the post-mining era, while the pays de Bitche leans towards forest and grass.

Luxembourg nearby sustains demand for housing but does not carry farmland values: those are set by neighbouring farmers looking for area. In the Saulnois, a sale quickly attracts several candidates; towards the Saarland border and the pays de Bitche, negotiation has more amplitude. Cost out the distance to the silo and between blocks, because part of the annual result depends on it.

Land status, authorisations and industrial legacies

The structures control governs both entry into farming and expansion, and SAFER must be told of the sale, which opens its right of pre-emption. Read the rural leases one by one: term, rent, environmental clauses, the sitting tenant's priority. Note too the local Alsace-Moselle law, which keeps its own rules on land registration through the livre foncier: have the notary confirm the exact position of every parcel. If the farm belongs to a company, establish whether the deal covers shares or the assets themselves.

Make sure the basic payment entitlements transfer and the CAP declarations are in order, that abstraction permits are valid where irrigation exists, and that no easement arises from water catchments or from the wetlands around the ponds. In the coal basin communes, consult the post-mining records: subsidence hazard and rising groundwater can restrict what certain plots may be used for. Compare, finally, the advertised areas with the graphical field register.

Farmers selling up, rural property professionals and notaries list their properties here throughout the year. Select by area, by price or by farming district, create an alert to follow new opportunities as soon as they are published, and carry on to the arable farms for sale in Grand Est.
