The north of the department holds most of what comes up when you look for an arable farm for sale in Charente: the open plains of the Ruffécois, a direct continuation of the Poitou openfield, line up soft wheat, barley, oilseed rape, sunflower and irrigated maize on shallow calcareous soils known locally as groies. Behind each listing stands a farmer preparing a handover, a rural property firm or a notarial office in Angoulême, Ruffec or Barbezieux; the particulars give the rotation, the split between owned and rented ground, the irrigable area, the storage and the machinery included. Set these Charente files beside the arable farms for sale tracked nationwide.

Added here is what no listing supplies: the land values actually recorded in the department, the districts where takeovers follow one another, how to inspect a Charente farmhouse and its harvest buildings, and the checks specific to a cereal farm in the Charente basin. To structure your own entry into farming, our white paper « Créer une exploitation agricole » (in French) sets out the stages.

Arable land prices in Charente (16) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Charente (16) works out at €4,500/ha and the average at €4,708/ha, across 182 transactions. The central range covering 80% of sales runs from €2,987 to €6,977/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €4,970/ha in 2025 for vacant land and pasture (-0.4% over twelve months, +12.4% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Acreage tells only part of the story. An offer rises or falls with the depth of the groie soils and their agronomic potential, how compact the field blocks are, whether a licensed borehole and an allocated abstraction volume come with the farm, the condition of reels and pivots, bin capacity and the presence of a drier, the age of the combine, the basic payment entitlements and the commitment to a cooperative or grain merchant. Place your proposal with our land price observatory and our financial calculators.

What makes an arable farm for sale in Charente (16) distinctive

Groie soils, access to water and harvest buildings

Groies, the stony clay-limestone soils of the Charente plains, are frequently shallow: they carry wheat and oilseed rape well, but their water-holding capacity caps yields as soon as a summer turns dry, which is why irrigation has long mattered so much for maize. Elsewhere, the chalkier champagne soils and the sandier ground of the east behave quite differently in the field. Ask for analyses, workable depth measured by auger, and yields block by block over several seasons: whole-farm averages hide considerable differences from one parcel to the next.

Buildings typically combine a pale stone farmhouse, older outbuildings and newer framed sheds. Check the load-bearing concrete aprons, articulated-lorry access, the number and seal of the bins, the ventilation and the state of the drier. A grain farm that is self-sufficient in storage avoids the congestion at intake in the middle of harvest and negotiates its deliveries on different terms. The farmhouse, sought after by residential buyers, has to be valued independently of the land and the machinery.

From the Ruffécois plains to the Confolentais margins

Around Ruffec, Villefagnan, Aigre and Mansle, reorganised blocks and nearby collection points sustain firm competition among neighbours looking to expand. The Charente valley and the Angoumois mix cropping with grassland on more modest units. Westwards, the spread of the Cognac vineyard around Jarnac, Châteauneuf and Segonzac lifts the price of every available hectare and mechanically thins the supply of arable land. Eastwards, towards Confolens and Chabanais, crystalline soils, hedged country and livestock take over again.

The south of the department, from Barbezieux to Chalais, offers mixed units where cereals share the rotation with vines or grass, often at a lower entry cost than in the north. Before deciding, cost the travel between the blocks and the steading, then the run to the nearest collection point: scattered ground is paid for every season in fuel, tractor hours and lost field time.

What to verify before signing

A takeover falls under the structures control, the prefectural authorisation governing new entrants and farm expansion, and SAFER, the rural land agency, may pre-empt as soon as the notary notifies the sale. Then examine every rural lease: contract term, rent charged, environmental obligations, and the priority to buy the sitting farmer holds. Water deserves a chapter of its own: the Charente basin is classified as a water allocation zone, summer abstraction is managed by a single collective body and subject to restriction in dry spells. An allocated volume is never acquired for good, and its transfer has to be organised explicitly.

Confirm as well the transfer of basic payment entitlements and the match between the graphical field register and the advertised areas, the existence of borehole declarations, and the easements attached to drinking-water catchments and flood-prone valleys. Where a company holds the farm, the deal may concern shares, with tax consequences of its own. Finish with the fuel tanks, the crop-protection store and the electrical installation in the buildings.

This page lives on the mandates entrusted by retiring owners, by firms specialising in rural land and by Charente notarial offices. Whether you want a complete unit or a crop farm without a dwelling, filter by area, budget or district, save an alert, then widen the search to the arable farms for sale in Nouvelle-Aquitaine.
