Buying an arable farm for sale in Haute-Vienne means accepting a setting quite unlike the great plains: the department lies on the crystalline bedrock of the Limousin, and cropping here usually runs alongside a beef enterprise. Soft wheat, triticale, barley, rye and maize are found mainly in the Basse-Marche, in the north-west and along the Vienne valley. Owners nearing retirement, rural agencies in Limoges or Bellac and notarial offices describe the ploughable area, the field blocks, the buildings and the machinery. Place each file among the arable farms for sale we follow nationwide.

This page adds what really decides a purchase here: the values reached by Limousin ploughland, the districts where the rotation leaves genuine room for cereals, the condition of driers and sheds, and the checks to run before signing. Our white paper « Créer une exploitation agricole » (in French) sets out the route for a first entry into farming.

Arable land prices in Haute-Vienne (87) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Haute-Vienne (87) works out at €3,171/ha and the average at €3,577/ha, across 128 transactions. The central range covering 80% of sales runs from €2,155 to €5,176/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €3,550/ha in 2025 for vacant land and pasture (+0.6% over twelve months, +4.1% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

On acid bedrock, value turns less on the hectare than on what makes it croppable: soil depth, stone content, the state of any drainage, pH and the liming record, the size and accessibility of each field, how much lies close to the steading. Add storage capacity, the drier, the machinery line-up, any livestock enterprise that turns grain into output, the basic payment entitlements and the support attached to less-favoured areas. Compare with our land price observatory, then test the deal with our financial calculators.

Buying an arable farm in Haute-Vienne (87): what the Limousin changes

Bedrock soils, hedged blocks and farm buildings

The land sits on granite and metamorphic rock: naturally acid, low in calcium and often full of coarse material, with shallow horizons on the higher ground and waterlogged bottoms along the streams. Growing cereals here calls for regular liming, adapted cultivation and hardy varieties. Ask for pH and organic matter analyses, the map of soil borings, the record of drained fields and yields by block over several seasons; on this kind of ground the gap between a good plateau field and a damp bottom is wider than any whole-farm average suggests.

The layout of the fields matters as much as the soil itself. Enclosure left small parcels edged with hedges and sunken lanes, some of them well away from the steading: measure gateway widths, track load-bearing and the travel time between operations. Buildings combine an old granite barn, a converted cattle shed and a newer span; check bin capacity and sealing, ventilation, and whether a drier is present. A cereal farm with decent storage avoids forced deliveries at the very worst point of harvest.

Where the ploughland of the department lies

The Basse-Marche, around Le Dorat, Bellac and Magnac-Laval, holds the most open units, with larger fields and a higher share of cereals grown for sale than the departmental average. The north-east, towards Saint-Sulpice-les-Feuilles and the Indre boundary, continues that pattern. To the west, the Saint-Junien and Rochechouart area, close to the Charente plains, also offers mixed units where cropping carries real weight. The south, around Saint-Yrieix-la-Perche, Nexon and Châlus, remains the country of the Limousin herd.

Eastwards, the Monts d'Ambazac, the Monts de Blond and the slopes leading to the Millevaches plateau belong to grass and woodland: arable land is rare there. Limousin land prices, among the most moderate in France, draw buyers in from other regions; the trade-off is lower potential and machinery costs spread over fewer uniform hectares.

Water, designations and how the land is held

The department sits at the head of several river basins: many fields adjoin wetlands, ponds or streams, with strict rules on drainage, ploughing out permanent grassland and spray distances. Ask for the wetland mapping, any European protection designations covering the valleys and the requirements of the local planning document. A takeover falls under the structures control, the prefectural authorisation that weighs the area taken on against the regional threshold, and SAFER, the rural land agency, may pre-empt as soon as the notary notifies the sale, often to favour a new entrant.

Then read each rural lease: the time left to run, the rent, environmental clauses and the sitting tenant's priority to buy. Verify the transfer of basic payment entitlements, the match between the graphical field register and the areas sold, and any commitments under agri-environmental schemes or an organic conversion, widespread across the Limousin. Where a company holds the farm, the deal may concern shares, with tax treatment of its own. One last look belongs to the pesticide store and to the electrical installation.

The listings gathered here are entrusted to us by farmers preparing a handover, by rural property professionals and by Limousin notarial offices. Select by area, price or district, set up an alert, then widen your watch to arable farms for sale in Nouvelle-Aquitaine.
