Looking for an arable farm for sale in Pyrénées-Atlantiques means looking first towards Béarn: the plains of the gave de Pau and the valleys of the Luys and the Soubestre are heavily given over to maize, much of it grown as seed maize or sweetcorn on contract, while the Vic-Bilh hills add straw cereals and oilseed rape. The properties offered come from farmers preparing their succession, from rural property firms and from notarial offices in Pau, Orthez or Lembeye; they describe the irrigable area, the boreholes, the drier, the bins and the machinery. Measure them against the arable farms for sale followed nationwide.

This page completes the listing with land values recorded in the department, the districts where supply renews itself, how to examine a Béarn farmstead and its harvest buildings, and the checks specific to a cereal farm in a department where livestock occupies so much of the ground. Our white paper « Créer une exploitation agricole » (in French) guides the preparation of the project.

Arable land prices in Pyrénées-Atlantiques (64) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Pyrénées-Atlantiques (64) works out at €7,931/ha and the average at €8,512/ha, across 90 transactions. The central range covering 80% of sales runs from €5,000 to €11,950/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €7,880/ha in 2025 for vacant land and pasture (-2.5% over twelve months, -1.6% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

The difference usually lies in the equipment and the contracts. What tells is the depth of the river-plain soils or the hillside boulbènes, access to water and the abstraction volume attached to the farm, the cover provided by irrigation reels, the state of the drier and the bins, the quality of the drainage under a very wet climate, the field pattern, the basic payment entitlements and the seed contracts that underwrite part of the income. Compare all of it with our land price observatory and our financial calculators.

What sets an arable farm for sale in Pyrénées-Atlantiques (64) apart

River-plain soils, drainage and drying

The alluvium of the gave de Pau and the Luys forms deep, even ground, stony in places on the higher terraces. The Vic-Bilh and Soubestre hills carry capping boulbènes over clay, slow to drain, and stickier terrefort soils exposed to erosion. Under high rainfall, drainage becomes a central criterion: ask for plans of the network, when it was laid, how it has been maintained and where the outfalls run. Ask as well for analyses, the pH record and block-by-block yields over several seasons, since maize grown in close succession draws down organic matter.

The typical Béarn farmstead pairs a timber-framed or cobble-walled house with older outbuildings and newer sheds. Check lorry access, the bearing capacity of the concrete yards, the state of the drier, its compliance and its fuel, and the seal of the bins. An arable land business that dries and stores on its own account keeps control of its selling calendar. The dwelling and any livestock buildings are priced separately, all the more so as residential demand near Pau stays firm.

From the gave de Pau to the Vic-Bilh hills

The plain between Pau, Lescar and Artix, and then around Orthez and Sauveterre-de-Béarn, holds the most specialised and best equipped farms, with neighbours regularly in the market to expand. To the north, the Vic-Bilh and the Montanérès, around Lembeye and Garlin, combine cereals, the Madiran vineyard slopes and livestock; supply there is more varied and prices more moderate. South and towards the Basque Country, from Navarrenx to Mauléon-Licharre, grass, dairy ewes and the relief leave little room for cash cropping, and the few ploughable units that appear are taken up quickly by neighbouring farmers.

The Nay area and the Pyrenean foothills remain grass and cattle country, with fragmented fields poorly suited to large machinery. Before making an offer, measure how scattered the blocks are, the distances to the drier and the collection silo, and how usable the access tracks stay late in the season: in a wet department, the bearing capacity of the lanes governs harvest dates as much as grain maturity does.

What to examine before signing

A takeover falls under the structures control, the prefectural authorisation governing new entrants and expansion, and the sale is notified to SAFER, the rural land agency, which holds a pre-emption right. Go through each rural lease, its term, its rent, its clauses and the tenant's right of first refusal. Water remains a key point: abstraction in the Adour basin is managed collectively, authorised season by season and restricted in low flows. Check the borehole declaration, the volume allocated, the renewal conditions and whether the authorisation really passes to the buyer.

Confirm that the graphical field register matches the advertised areas, that basic payment entitlements transfer, whether the land falls in a nitrate vulnerable zone with its winter soil cover obligations, and look at rights of way and the flood-prone reaches along the gaves. If livestock buildings come with the sale, examine their administrative regime and their manure spreading plan. Finish with the crop-protection store, the tanks and the electrical installation.

The files published here are entrusted by retiring owners, by agencies specialising in rural land and by Béarn and Basque notaries. Narrow by area, budget and district, save an alert so you hear as soon as a grain farm reaches the market, then continue among the arable farms for sale in Nouvelle-Aquitaine.
