The market for an arable farm for sale in Vienne centres on the open plains of the north and centre: the Loudunais, the Mirebalais, the Neuvillois, the outskirts of Châtellerault and the Clain corridor. Calcareous groies, heavier aubue clays and deeper red soils carry soft wheat, barley, oilseed rape, sunflower and maize, much of it irrigated. Holdings come on the market through growers arranging their retirement, through rural property agencies in Poitiers, Loudun or Châtellerault, and through notarial offices; the particulars set out the rotation, the owned-to-rented balance, the water resource, the storage and the machinery. Compare them with the arable farms for sale listed across the country.

What you will find here never appears in a listing: the ploughland values recorded in the department, the districts that release holdings regularly, how to appraise Poitou farm buildings, and the precautions attached to a cereal farm in a basin under water pressure. Our white paper « Créer une exploitation agricole » (in French) guides the shaping of a takeover project.

Arable land prices in Vienne (86) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Vienne (86) works out at €5,121/ha and the average at €5,288/ha, across 285 transactions. The central range covering 80% of sales runs from €3,032 to €7,804/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €5,360/ha in 2025 for vacant land and pasture (+1.3% over twelve months, +11.7% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

Acreage sets an order of magnitude, not a price. Agronomic potential and soil depth, how compact the blocks are, a licensed borehole with an allocated abstraction volume, the state of the reels and hydrants, bin capacity, the drier, the age of the combine, the basic payment entitlements and the contract held with a co-operative or grain merchant swing the asking figure widely. Calibrate yours with our land price observatory and then our financial calculators.

What sets arable farms for sale in Vienne (86) apart

Field potential, irrigation and harvest buildings

Three soil families share the department and none of them fetches the same price. The groies, stony and calcareous, dry out quickly but can be worked early. The aubues of the Loudunais, heavier in clay, hold water better and slump badly when cultivated at the wrong moment. The brande soils of the east, acid flinty clays prone to waterlogging, need regular drainage and liming. Ask for recent analyses, workable depth, the drainage plan and block-by-block results over several harvests: that is the only way to know whether the stated rotation holds in a dry year.

As for buildings, a pale stone dwelling and its outhouses often sit beside steel sheds added as the farm grew. Look at the clearance under the trusses, the load-bearing slabs, lorry access, the sealing and temperature monitoring of the bins, and drier capacity where maize weighs in the rotation. A crop farm that is self-sufficient in storage spreads its deliveries and negotiates its contracts on other terms. The house, wanted by non-farming buyers, trades on the residential market and belongs apart from the price of the working unit.

From the northern plains to the brandes of the Montmorillonnais

The Loudunais, around Loudun, Moncontour and Monts-sur-Guesnes, lines up large units geared to wheat, rape and sunflower, in a land market kept tight by neighbouring expansion. The Mirebalais and the Neuvillois, from Mirebeau to Neuville-de-Poitou and Vouillé, form a second block of plain where the Haut-Poitou vineyard competes locally for ground. The terraces of the Châtellerault area, out to Dangé-Saint-Romain and Lencloître, combine sound soils with access to irrigation. Further south, the Civraisien around Civray and Couhé offers units of more modest scale.

Eastwards, from Chauvigny through Lussac-les-Châteaux to Montmorillon, heath and woodland take over: arable land there sits alongside beef cattle, at markedly lower values but with less dependable potential. Buyers making a first purchase often find the most accessible way into the department right here. Do measure the distance from the steading to the blocks and to the grain store, though: scattered ground is paid for at every field operation.

Water resource, permits and tenancies

The Clain basin is classified as a water allocation zone, and irrigation there rests on allocated volumes, managed collectively and cut by prefectural order when river flows drop. Ask for the permit tied to the borehole, the volume notified, the meter readings and the history of restrictions; where substitution reservoirs exist, check the access agreement and the charges attached before making an offer. Taking over then goes through the structures control, the prefectural authorisation that weighs the area being taken on, and through the pre-emption right SAFER may exercise once the notary gives notice.

Several plains in the department are designated special protection areas for farmland birds: the little bustard brings agri-environmental measures covering cover crops and the timing of operations, commitments whose transfer has to be arranged. Go through the rural leases, their expiry, the rent charged and the sitting tenant's right to buy. Finally check that the graphical field register matches the areas being sold, that the basic payment entitlements pass across, and that the crop-protection store and fuel tanks comply.

The properties shown reach us from retiring owners, from rural property agencies and from notarial offices in the Vienne. Target by area, budget or district, save an alert on your criteria, and extend the search towards arable farms for sale in Nouvelle-Aquitaine.
