In a department where maize has shaped farming for generations, an arable farm for sale in Landes rarely comes with a broad rotation: grain maize, seed maize and sweetcorn on contract form its core, with wheat, barley, sunflower or soya added depending on the district. The businesses offered come from farmers preparing a handover, from rural property agencies and from notarial offices in Mont-de-Marsan, Dax or Aire-sur-l'Adour; they state the irrigable area, the boreholes, the drier, the bins and the machinery included. Set them beside every arable farm for sale published on the portal.

Added here is what listings do not carry: land values recorded locally, the districts where supply renews itself, how to examine a drying and storage building, and the checks specific to a Landes crop farm, often backed by a duck enterprise. Our white paper « Créer une exploitation agricole » (in French) works through the stages of setting up.

Arable land prices in Landes (40) in 2025

Pricing the land comes first in any plan to buy an arable farm. On the basis of 2025 DVF sales (vineyards excluded), the median in Landes (40) works out at €8,278/ha and the average at €8,618/ha, across 138 transactions. The central range covering 80% of sales runs from €4,998 to €13,082/ha; nationally the median is €5,307/ha.

The SAFER benchmark, the market's second yardstick, gives €8,960/ha in 2025 for vacant land and pasture (+1.5% over twelve months, -6.6% over ten years), beside a national €6,460/ha; tenanted land is worth about 17% less.

On this ground the working equipment counts as much as the land itself. A price is justified by access to water and the abstraction volume attached to the farm, the cover provided by pivots and reels, the capacity and condition of the drier, the volume of flat or vertical bins, the soil type, heathland sand or clay-limestone hillside, how coherent the blocks are, the basic payment entitlements, any poultry buildings and the contract binding the farm to its cooperative. Weigh all of it with our land price observatory and our financial calculators.

What marks out an arable farm for sale in Landes (40)

Soils, irrigation and maize drying

On the heathland sands the water reserve is small and the soil acid: without irrigation and regular liming, potential collapses. The hillsides of the Chalosse, the Tursan and the Marsan offer richer clay-limestone ground, but it is sloping, prone to erosion and sometimes waterlogged at the foot of the slope. Ask for analyses, the pH record, block-by-block yields over several seasons and full detail on the irrigation system: age of the boreholes, depth, licensed flow, buried mains, number of hydrants and how evenly the cover reaches the far corners of each block in the heat of the season.

Drying governs the economics of the harvest. Look at the type of drier, its fuel, its hourly capacity, its maintenance record and its compliance, then at the bins, conveyors and fans. A grain farm that dries and stores on its own account avoids the queue at the silo and negotiates delivery on different terms. The Landes farmhouse and the old outbuildings are valued separately, as are livestock buildings when they come with the sale.

From the Chalosse to the Haute Lande plateaux

The Chalosse and the Tursan, around Saint-Sever, Hagetmau, Mugron and Geaune, form the most contested district: good land, medium-sized farms, a strong presence of duck enterprises and constant competition among neighbours. The Adour valley, from Grenade-sur-l'Adour down to Dax, lines up alluvial terraces that are straightforward to irrigate, and units there seldom stay on the market for long once word gets round. North and west, towards Morcenx, Sabres and Labouheyre, pine forest dominates and the cropped fields come from clearance: they are large and workable, but wholly dependent on water and on soil amendments.

The Marsan and the Landes side of the Armagnac, around Villeneuve-de-Marsan and Gabarret, combine cropping, vines and livestock on more composite units. Before bidding, cost the distance from the blocks to the drier and on to the collection silo: in a very large department, moving the harvest weighs heavily on the result, and scattered ground quickly absorbs the margin a decent season was meant to deliver.

Checks to make before signing

Any takeover goes through the operating authorisation under the structures control, and the sale is notified to SAFER, the rural land agency, which holds a pre-emption right. Go through each rural lease, its term, its rent and the tenant's right of first refusal. Water remains the central issue: abstraction in the Adour and Midouze basins is governed collectively, authorised season by season and cut back in severe low flows. Check the declaration of every borehole, the abstraction authorisation, its volume, the terms of renewal and whether it genuinely transfers.

Then confirm that the graphical field register matches the areas sold, that basic payment entitlements transfer, and whether the land lies in a nitrate vulnerable zone with the soil cover obligations that follow. If duck buildings are included, examine their regulatory status, the biosecurity rules and what an avian influenza outbreak would mean for the business. Finish with land clearance consents, the crop-protection store and the fuel tanks.

The files gathered on this page come from retiring owners, rural property specialists and Landes notarial offices. Specify area, budget and district, switch on an alert so you do not miss a cereal farm coming to market in the department, then widen your search to the arable farms for sale in Nouvelle-Aquitaine.
