On the edge of the Paris region and Burgundy, a B&B for sale in the Yonne mainly serves weekend visitors from the capital, wine tourists and walkers. The hill of Vézelay and its basilica, a UNESCO World Heritage site and a starting point of the Way of St James, the Chablis vineyards, the cathedrals of Auxerre and Sens and the medieval village of Noyers-sur-Serein keep guest houses busy. Boaters on the Nivernais and Burgundy canals, visitors to the Guédelon castle-building site in Puisaye and hikers in the Morvan regional park add to the mix.
Properties range from winegrowers' houses with vaulted cellars to Puisaye farmhouses, lock-keepers' cottages and town houses. This page is for buyers of a running chambres d'hôtes or a house to convert, and for owners planning to sell. Set up an email alert (in French) for new properties in the Yonne.

Country houses remain affordable: a 2025 median of €135,000, below the regional €157,000, and up a modest 2.3% over the year. A guest house with several rooms is closer to the prestige market, where the department median is €462,500 over 2021-2025, below the regional figure, with nine sales in ten between €371,100 and €693,200 (indicative, few sales). Tourist-inland villages, at €115,000, are the cheapest way in, while pricier commuter villages have been flat since 2021.
Chablis and the Auxerre area focus on wine tourism with year-round visitors. Further south, the Avallon and Vézelay area, at the gates of the Morvan, combines pilgrims, walkers and Romanesque heritage. The Serein valley and the Tonnerre area, with the châteaux of Ancy-le-Franc and Tanlay, are quieter and cheaper. To the west, Puisaye, the land of the writer Colette and of potters, offers hedged farmland and ponds. In the north, Sens and Joigny are closest to Paris. The A6 serves Auxerre and Avallon, and trains link Paris with Sens, Joigny and Auxerre.
Old buildings are mostly limestone under flat clay tiles: check roofs, which are costly to redo, and damp in cellars. The Yonne, Armançon, Cure and Serein valleys are flood-prone, so consult the flood-risk plan at the mairie (town hall). Rural houses often have a private septic system inspected by the SPANC service. A chambres d'hôtes business is capped at 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie; serving a glass of Chablis at dinner requires at least a restaurant licence and a dedicated permit. Our article on B&B taxation (in French) explains how income is taxed.
Land-registry sales put country houses at €135,000 and large homes at €462,500 in the department. A guest house near Sens or Joigny usually costs more than a similar one around Tonnerre. Add works, room fit-out and purchase costs; our article on B&B start-up budgets (in French) helps build the financing plan.
The site draws visitors over a long season, but stays are often short. Test occupancy, prices and costs in our B&B profitability and tax simulator (in French) before making an offer, then have an accountant review the figures.
Prepare the mandatory surveys, septic report, town hall declaration and a list of what is included. The sale is signed before a notaire, the public official who handles property transfers. Then list your property with us.
