Nièvre is the region's most affordable department: country houses sold for a median €100,000 in 2025, for 97 m² on an average plot of 3,364 m², with the top decile at €172,900. A guest house with several bedrooms almost always goes beyond that market and nears the prestige segment, whose regional median is €520,000 over 2021-2025. Tourist inland municipalities, led by the Morvan, trade around €85,000 and have gained 19.3% since 2021, while commuter villages have edged down: demand for nature now supports the most remote areas.
The Morvan in the east, around Château-Chinon and Lormes, offers forests, lakes and granite villages, loyal nature lovers and the lowest prices, but mostly a summer trade. The Loire valley, from Pouilly-sur-Loire to Decize via La Charité and Nevers, combines vineyards, river and heritage, with steadier bookings and travellers on the Paris-Clermont route. In between, the Bazois follows the Nivernais canal through cattle country and châteaux, and Clamecy sits close to Vézelay. Guests arrive via the A77 and N7, by train to Nevers, or through Paris and Lyon airports.
Limestone maisons de maître, farmhouses with barns and Morvan granite houses offer generous volumes, but roofs, insulation and heating must be costed from the start. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, and must be declared at the mairie (town hall); beyond 15 guests, public-access safety rules apply. Serving wine at dinner requires at least a restaurant licence and a specific permit. Along the Loire, the Allier and the Yonne, check the flood-risk plan; scattered homes often rely on a private septic system inspected by the local SPANC service. See our guide to opening chambres d'hôtes (in French).
Prices start low: €100,000 for the median country house and €85,000 in tourist inland areas. A guest house costs more, as it needs space, en-suite bathrooms and outbuildings. Beware of low prices hiding roof, septic or compliance work. Our guest house buying guide (in French) helps you cost the project, from the compromis de vente (preliminary contract) to completion before the notaire.
The Morvan is busiest in summer; the Loire spreads bookings thanks to wine, Nevers and passing travellers. Evening meals and week-long stays offset a shorter season. Test your figures with our B&B profitability and tax simulator (in French) and have an accountant review them.
