At €160,000 in 2025, the median country house here sits slightly above the regional figure and has gained 18% since 2020. A four- or five-room guest house belongs rather to the prestige segment: the department median is €512,000 over 2021-2025, with nine sales in ten between €348,600 and €825,000, indicative given the small number of sales. Tourist-inland villages, at €129,900, remain cheaper than commuter villages, but their 17.3% rise shows growing demand for leisure homes.
The Mâconnais, between Tournus, Cluny and Mâcon, combines vineyards, stone villages and major heritage sites and is the area foreign buyers look at first. The Côte chalonnaise, around Givry, Rully and Mercurey, relies on wine tourism. To the west, Charolais and Brionnais offer Romanesque churches, pastures and lower prices. The Autun area opens onto the Morvan regional park and its lakes, while Bresse, around Louhans, draws food lovers. The A6 serves Chalon, Tournus and Mâcon, the TGV stops at Mâcon-Loché and Le Creusot-Montceau-Montchanin, and Lyon-Saint-Exupéry airport is within reach.
Galleried Mâconnais houses and timber-framed Bresse farms have character, but timbers, tiles and floors need a careful survey. The Saône, Seille and Loire valleys are flood-prone: check the flood-risk plan at the mairie (town hall). Outside villages, a private septic system inspected by the SPANC service must be sized for guests. A chambres d'hôtes business is limited to 5 rooms and 15 guests at a time, breakfast included, declared at the mairie; serving local wines at dinner requires at least a restaurant licence and a dedicated permit. See our article on whether a table d'hôtes pays (in French).
Land-registry sales give two benchmarks: €160,000 for a country house and €512,000 for a large home in the department. A characterful guest house with outbuildings and grounds often sits nearer the second. Add compliance work and purchase costs; our buying guide (in French) covers each step up to signing before the notaire, the public official who handles property sales.
Heritage and wine sites bring guests from spring to autumn, but many stay one night. Evening meals, wine breaks and walking groups make the difference. Test your figures in our B&B profitability and tax simulator (in French) and have an accountant check them.
The town hall declaration is personal, so the new owner files their own. Ask for recent accounts, booking history, surveys and the septic report. Sellers can list their guest house with us.
