Looking for a gîte for sale in France means comparing very different properties: a longère (a traditional long farmhouse) with a gîte next door, a farmstead whose barns house several holiday lets, a going-concern gîte complex with a pool, or a maison de maître surrounded by converted outbuildings. As of 25 September 2026, ma-propriete.fr lists 441 properties in this category, advertised by estate agents, notaires and private sellers, alongside our wider selection of tourism properties for sale in France. They range from houses with one or more gîtes to equestrian estates and châteaux.

Most buyers want a home plus rental income; others hope to take over an established business with its bookings, reviews and repeat guests. Before you view, read our complete guide to buying a gîte.

How much does a gîte cost in France? 2026 asking prices and country house market

The 441 listings online on 25 September 2026 show a median asking price of €695,250. The middle half of properties are priced between €495,000 and €1,050,000, and eight out of ten sit between €330,000 and €1,690,000. Prices range from €125,000 to €12,500,000. Most of the market lies between €500,000 and €1 million:

  • under €250,000: 17 listings;
  • €250,000 to €500,000: 98 listings;
  • €500,000 to €1m: 212 listings;
  • €1m to €2m: 85 listings;
  • over €2m: 29 listings.

These are asking prices of listings published on ma-propriete.fr on 25 September 2026, not sale prices: negotiation, the condition of the buildings and the strength of the business all move the final figure. A listing may also appear in more than one category, for instance gîtes and B&Bs. Our article on what a gîte really costs to buy explains the main price drivers.

A gîte property is first and foremost a house, usually a country house or a large period home, with holiday accommodation added. Its value therefore sits between two markets tracked by the ma-propriete.fr country house price index (in French), built on DVF data, the official French register of property sales. In 2025, rural houses of 50 to 300 m² on 500 m² to 10 hectares sold for a median €189,200, up 4.0% year on year, or €1,830 per m², across 150,313 sales; the average was €207,100 and eight sales in ten fell between €90,000 and €340,000. Prestige homes of over 300 m² reached a median of €822,000 (€2,308 per m²) across 981 sales.

What to look for in a French gîte

House with gîte: buildings, capacity and layout

The most sought-after layout combines the owner's house with one or more self-contained gîtes, each with its own entrance, outdoor space and parking. Larger sites, often former farmsteads, group several gîtes around a courtyard, sometimes with a gîte de groupe (a large group lodge) offering many beds and a shared hall. Check each unit's size and beds, the renovation quality, the pool, the grounds and any barns still to convert: building work and planning consent must be costed before you offer. Families look for an enclosed garden, a play area and a secure pool. Larger estates sometimes add a function room for weddings and seminars, a professional kitchen for a table d'hôtes (a shared evening meal) and parking for every guest.

Rules and running a gîte

Legally, a gîte is a meublé de tourisme (furnished holiday let). It must be declared and registered: since the Le Meur law of 19 November 2024, a national online service issues a registration number; the law also strengthened councils' powers and phased in energy performance (DPE) requirements. See our summary of the new holiday let rules. Official star ratings (1 to 5 stars) are optional, awarded by an accredited body and valid for 5 years; private labels such as Gîtes de France or Clévacances help with visibility. For tax, see how gîte income is taxed and consult a French accountant (expert-comptable).

Location and season

Listings cluster in south-west France: Dordogne (29 listings), Lot (27), Lot-et-Garonne (21), Gironde (19), Aveyron (18), Aude (17), Charente-Maritime (16) and Gers (16). Browse gîtes for sale in Nouvelle-Aquitaine and gîtes for sale in Occitanie to gauge supply in these areas. The Atlantic coast and the mountains draw a different clientele and can lengthen the season. Check access from main roads, the distance to a station or airport and what draws visitors outside high summer.

Buying, taking over or selling a gîte

Your first choice is between a going concern, already equipped and with a booking history, and a house to convert, cheaper to buy but needing work and time before the first guests arrive. Our article on buying an existing gîte or creating your own weighs up both routes. When buying a trading gîte, agree in writing what is included: the property, the furniture, forward bookings, the website, booking platform accounts and reviews. Where the activity includes a fonds de commerce (the goodwill: client base, trading name, contracts, equipment), its transfer follows its own formalities, with public notice and registration duties. The notaire, a public official who handles every French property sale, deals with the real estate; a lawyer or accountant usually handles the business side.

Before signing the compromis de vente (the binding preliminary contract), have these points checked:

  • each gîte's declaration and registration number;
  • compliance of the septic system, inspected by the local SPANC service;
  • pool safety and, for a shared pool, its collective-use status (declaration, health checks);
  • fire safety, especially for a group lodge;
  • booking history, declared turnover and guest reviews.

Financing usually combines a mortgage for the residence with a business element for the letting activity, and French banks expect a realistic business plan. With a trading gîte, the seller's past accounts make the loan easier to obtain; with a house to convert, the bank will focus on the works budget. If you are selling, gather these same documents before marketing the property: they reassure buyers and speed up the sale. Our guide on how to sell a gîte explains how to prepare.

Gîte for sale in France: frequently asked questions

How much does a gîte in France cost?

On 25 September 2026, gîte listings on ma-propriete.fr had a median asking price of €695,250, with half of them between €495,000 and €1,050,000. Only 17 listings are under €250,000. Price depends on the main house, the number and condition of the gîtes, the pool, the land and the region: a typical country house sells for a median €170,000 in Nouvelle-Aquitaine against €360,000 in Provence-Alpes-Côte d'Azur.

Can a foreigner buy a gîte in France?

Yes. France places no nationality or residency restriction on buying property, so British, American, Dutch or Belgian buyers purchase on the same terms as French nationals. The sale goes through a notaire in two stages: the compromis de vente, then the final deed. Non-EU buyers who plan to live in France and run the gîte should check their visa and tax position with a lawyer and accountant.

What is the difference between a gîte and a holiday cottage?

In everyday English the two words mean much the same thing: a self-catering house let to holidaymakers by the week or the night. In France, gîte refers to a furnished holiday let, a meublé de tourisme, often in a rural building. Unlike a chambre d'hôtes, or B&B, where guests stay in the owner's home with breakfast included, a gîte is self-contained.

Is running a gîte in France profitable?

It depends on the purchase price, the number of weeks let, nightly rates, running costs (cleaning, linen, energy, pool upkeep, platform commissions) and tax. A gîte rarely pays for a large property on its own; it tops up income. Ask the seller for tax returns and booking records, then build your own forecast. Our article on gîte profitability sets out the method.

What paperwork is needed to let a gîte in France?

The new owner registers the let in their own name and receives the Le Meur registration number, now issued nationwide through an online service; the mairie (town hall) may add local rules on change of use or night caps. Then choose a tax and social status with an accountant, insure the let and decide on a star rating or label. Our guide to the formalities for opening a gîte covers each step.

Stay informed and sell your gîte

Good properties go fast: set up an email alert for your preferred region, budget and capacity to receive new gîte listings. Filters above the listings sort properties by location, budget band and land area. To test your plans, our holiday let profitability calculator (in French) helps you estimate income and costs. Owners of a gîte complex or a house with a gîte can list their property for sale and reach buyers in France and abroad. To avoid unsettling guests mid-season, you choose how precisely the listing is placed on the map, and one property can appear in several sub-categories, such as gîtes and equestrian gîtes.
