From the Vendée coast to the Anjou hillsides, a gîte for sale in Pays de la Loire can draw very different guests: families heading for Atlantic beaches, visitors to châteaux and abbeys, cyclists on the Loire à Vélo route and crowds bound for the Puy du Fou. In 2025 the median sale price of a country house in Pays de la Loire was €190,000 (average €199,126), or €1,875/m² of living space, for 106 m² on an average plot of 2,947 m², based on 14,604 sales in rural municipalities. One sale in ten was below €100,000 and one in ten above €308,000. Since the second half of 2020 the median price has moved from €168,000 to €190,000 (+13.1%); over the last year the change is +2.7%. The national median is €189,200.

The type of municipality matters: across sales from mid-2020 to 2025, the median ranges from €157,000 (deep countryside) to €280,000 (tourist coastline). For a tourism business, coastal and tourist-inland municipalities are the relevant benchmark.

For a gîte, the relevant benchmark is tourist municipalities: on the tourist coastline the median country house sold for €280,000 over 2020-2025, against €157,000 in the deep countryside. A gîte property with a main house, rental units and a pool then moves into the large-home market, where the regional median rose from €630,000 in 2021 to €750,000 in 2025. Departments differ: €230,000 for a country house in Loire-Atlantique and €210,000 in Vendée, against €145,000 in Mayenne. Yet Mayenne has seen the strongest rise since 2020 (+20.8%), while tourist inland areas slipped (-6.6%): the gap is narrowing, but the interior remains the entry point for smaller budgets.
The region falls into three areas. The coast, from La Baule and the Côte de Jade around Pornic to Saint-Jean-de-Monts and Les Sables-d'Olonne, has the strongest summer demand and the highest prices. The Loire Valley, a UNESCO World Heritage site, runs through Anjou and the Saumur area: châteaux, wine cellars and cycle routes attract foreign guests from spring to autumn. Further north and inland, Sarthe, Mayenne and the Vendée bocage (hedged farmland) offer much lower purchase prices and guests who come for fishing, walking and short breaks. Building styles vary: tuffeau and slate in Anjou, granite and schist in Mayenne, brown roussard sandstone in Sarthe, and earth-walled bourrines in the Breton marsh. Barns suit conversion, but budget for roofing, insulation and the private septic system, inspected by the local SPANC service. On the coast, marine flooding and coastal erosion affect some municipalities, and the loi Littoral restricts new building. The Loire, Maine, Sarthe, Loir and Mayenne valleys are flood-prone, and the Saumur area has many underground cavities: read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte is a meublé de tourisme (furnished holiday let) that must be registered: since the law of 19 November 2024, this goes through a national online service, the mairie (town hall) has more powers and energy performance requirements are being phased in (see the new holiday-let rules, in French). Yes, but the coast is the most expensive part of the region: in tourist coastal municipalities the median country house reaches €280,000, and a property with several units costs much more. The Vendée hinterland or the Pays de Retz, a short drive from the beaches, offers a cheaper compromise.
Ask for recent bookings and accounts, check each unit's registration, rating and labels, and negotiate the website, furniture and contracts. The sale goes through a compromis, then a final deed signed before a notaire, the public officer handling property sales; if a customer base is transferred, part of the deal may be a fonds de commerce (business goodwill) separate from the property.
