Between the Loire estuary and the Atlantic, a gîte for sale in Loire-Atlantique appeals to guests who come for the sea as much as for Nantes and its vineyards. The Côte d'Amour from La Baule to Le Croisic, the walled town of Guérande and its salt marshes, the Brière regional nature park with its thatched cottages, the Côte de Jade around Pornic and Lake Grand-Lieu make up a busy summer coastline. Inland, Clisson and the Muscadet hillsides, the Erdre river and the Nantes-Brest canal draw cyclists and heritage lovers outside the peak season.
Properties here range from cottage complexes near the beaches to longères (long stone farmhouses) set in several hectares, equestrian estates with several dwellings and event-friendly gîtes in the Pays de Retz. This page is for buyers after a house with gîte, for those taking over a trading business and for owners preparing to sell. Widen your search to gîtes in Pays de la Loire and neighbouring Vendée.

For a gîte, the tourist coastline is the benchmark: country houses there sold for a median €330,000 over 2020-2025, or €3,508/m², against €185,000 in rural areas away from Nantes and Saint-Nazaire. A property with several units, grounds and a pool then enters the large-home market, where the department median reaches €1,000,000, the highest in the region. Note that peri-urban rural prices were flat between 2021 and 2025, while remote rural areas rose by 8.6%.
The Guérande peninsula and the Côte d'Amour have the strongest summer demand, but also the highest prices and tight planning limits. The Brière, just inland, offers canals and thatched villages at lower prices. South of the estuary, the Pays de Retz and the Côte de Jade combine family resorts, marshland and hedged farmland, and many longères with gîtes. The Nantes vineyards around Clisson suit wine tourism and weekend breaks, while the Châteaubriant area in the north is quieter and cheaper. Nantes Atlantique airport, the high-speed line to Nantes, continuing to Saint-Nazaire and La Baule, the N165 towards Brittany and the A11 to Paris make short stays easy.
Buildings mix granite and schist, and Brière thatch needs specialist upkeep and insurance. On the coast and in the estuary, marine flooding and erosion affect several municipalities, and the loi Littoral limits extensions; wetlands around the Brière and Grand-Lieu also restrict projects. The Loire and Sèvre Nantaise valleys are flood-prone: read the risk report attached to the compromis de vente, the preliminary sale contract. Outside villages, the private septic system, inspected by the local SPANC service, must serve every unit. Each gîte is a meublé de tourisme (furnished holiday let) registered through a national online service since the law of 19 November 2024; see our guide to opening a gîte (in French).
A longère divides well between the owner's home and a separate gîte. Check the roof timbers and covering, insulation, damp in the stone walls and septic capacity. Make sure the existing gîte is registered with the mairie (town hall) and that any extension fits the local zoning plan, especially near the coast.
Some properties combine lodging with events. A hall open to the public is classed as an ERP (public-access building), needs a safety committee opinion and, with amplified music, a noise impact study. Compare with the wedding venues for sale on ma-propriete.fr.
On the tourist coast a plain country house already reaches a median €330,000, and a cottage complex costs far more. Add notaire fees, furniture and compliance work, then test your income with our holiday rental simulator (in French).
