In the heart of the UNESCO-listed Loire Valley, a gîte for sale in Maine-et-Loire benefits from heritage and wine tourism that runs from spring to autumn. Anjou is home to Angers castle and its Apocalypse Tapestry, Saumur and its riding school, the royal abbey of Fontevraud, Montreuil-Bellay, the cave villages of the Saumur area and the Layon, Aubance and Savennières hillsides. The Loire à Vélo cycle route and the Loire-Anjou-Touraine regional nature park draw European visitors on touring holidays.
Listings here are often character properties with two gîtes and outbuildings, houses with grounds among the vineyards and large homes near Angers suited to a hospitality project. The department has no coastline and no municipality classed as tourist inland, so the benchmark is peri-urban countryside, where the median country house sold for €207,500 over 2020-2025, against €161,850 in rural areas away from Angers, Cholet and Saumur, up 9.6% since 2021. A gîte property with several units and grounds moves towards the Anjou large-home market, with a median of €634,100 and eight sales in ten between €439,100 and €988,000: more affordable than Loire-Atlantique for buildings of similar quality.
The Saumur area, between the Loire and the Thouet, has the most visited sites, with caves, châteaux, abbeys and vineyards spreading visits over several seasons. Around Angers, the Loire banks, Béhuard and Savennières, then the Layon hillsides towards Chalonnes, suit gîtes aimed at wine tourism and cycling. To the south-west, the Mauges and Cholet area offer lower prices and family guests, with the Puy du Fou within reach. The Segré area in the north and the forested Baugeois in the east are quieter. The A11 links Angers with Paris and Nantes, the A85 with Tours and the A87 with Cholet; Angers has high-speed trains to Paris, and Nantes Atlantique airport serves British guests.
Tuffeau, a soft limestone, and Anjou slate give buildings their elegance but need regular upkeep. Work near listed monuments and within the Loire Valley heritage area is regulated. Cave dwellings need stability and ventilation checks before hosting guests. The Loire and Authion floodplains, protected by embankments, remain flood-prone: read the risk report attached to the compromis de vente, the preliminary sale contract. Each gîte is a meublé de tourisme (furnished holiday let) registered through the national online service set up by the law of 19 November 2024; a 1 to 5 star rating, valid for 5 years, is optional, as our article on gîte ratings (in French) explains.
Yes, the Saumur area has many homes carved into the tuffeau, some already let as gîtes. They need good ventilation and a check of the hillside above. Such properties sometimes appear among unusual holiday lodgings for sale.
In 2025 the median country house in the department sold for €195,000, for 110 m² on average. A property with two gîtes, grounds and a pool costs well above that. Add works, furniture and buying costs, then test your income with our holiday rental simulator (in French).
Ask for recent bookings and accounts and check each unit's registration and the SPANC septic inspection. The sale goes through a compromis, then a final deed signed before a notaire, the public officer handling property sales. Our gîte buying guide (in French) covers each step.
