A gîte for sale in Vendée relies on one of the main family destinations on the Atlantic coast, with beaches, islands, marshes and hedged farmland. The Côte de Lumière runs through Saint-Jean-de-Monts, Saint-Gilles-Croix-de-Vie, Les Sables-d'Olonne, home port of the Vendée Globe sailing race, and La Tranche-sur-Mer; Noirmoutier and its tidal causeway, the Passage du Gois, the Île d'Yeu, the Breton marsh and the Marais Poitevin with its green canals complete the coast. Inland, the Haut-Bocage is home to the Puy du Fou, while Vouvant, Mervent and Maillezais abbey draw visitors south.
Listings are often rated gîte complexes, estates with a main house, two gîtes and a pool, restored bocage farms, houses near the beaches and properties combining gîtes, B&B rooms and a reception hall. This page is for buyers after a house with gîte, for those taking over a trading business and for owners retiring from theirs. Widen your search to gîtes in Pays de la Loire and Loire-Atlantique.

Vendée is a two-speed market. On the tourist coast the median country house sold for €270,000 over 2020-2025, or €2,969/m², while tourist inland areas around the bocage and marshes remain at €192,000 with the fastest rise (+11.1% since 2021). A gîte property with a main house, units and a pool then joins the large-home market, with a department median of €580,800 and eight sales in ten between €384,500 and €1,088,100. Since 2020 the department has risen by 16.7%, faster than the regional average.
The coast guarantees strong summer demand, but prices are highest and the season short outside school holidays. The islands offer loyal guests, with access and building constraints. The Breton marsh in the north and the Marais Poitevin in the south attract cyclists and nature lovers at gentler prices. The bocage around La Roche-sur-Yon, Pouzauges and Les Herbiers benefits from the Puy du Fou and a longer family season. The A83 links Nantes and Niort, the A87 La Roche-sur-Yon and Angers; high-speed trains serve La Roche-sur-Yon and Les Sables-d'Olonne, and Nantes Atlantique airport is the gateway for foreign guests. The hinterland, a short drive from the beaches, often gives the best balance between price and occupancy.
Since storm Xynthia, coastal risk prevention plans strictly limit building in low-lying areas exposed to marine flooding; coastal erosion affects several sectors and the loi Littoral restricts extensions. Read the risk report attached to the compromis de vente, the preliminary sale contract, before planning any extension. Buildings range from earth-and-thatch bourrines in the Breton marsh to granite farms in the bocage and limestone in the south. The private septic system, inspected by the local SPANC service, must serve every unit. Each gîte is a meublé de tourisme (furnished holiday let) registered through the national online service created by the law of 19 November 2024; a 1 to 5 star rating is optional but reassures guests, as our article on gîte ratings (in French) explains.
On the tourist coast a country house already reaches a median €270,000, and a gîte complex near the beaches costs much more. On a tighter budget, look inland, a few minutes from the coast. Estimate your income with our holiday rental simulator (in French).
Many gîtes were created by owners now retiring, which lets buyers take over an established, often rated business with repeat guests. Ask for bookings and accounts, check each unit's registration and negotiate the website and furniture. Sellers can read our guide on how to sell a gîte (in French).
A bocage farm offers space, land and outbuildings for several units. To attract riders you will need stables, paddocks and trail access: see also equestrian gîtes for sale.
