A gîte for sale in Yonne puts you in the only department of Bourgogne-Franche-Comté that borders the Paris region, served by the A6 motorway and the Paris-Dijon railway. Weekend visitors come for the Chablis vineyards, the hill of Vézelay and its UNESCO-listed basilica, the Château de Saint-Fargeau and the Guédelon medieval building site in the Puisaye, and the cathedrals of Auxerre and Sens. The Burgundy and Nivernais canals, the Cure river and the northern Morvan add boating, cycling, canoeing and walking.
Typical properties are Burgundy stone houses with outbuildings, Puisaye farmhouses, winegrowers' houses and equestrian properties with a main house and a gîte. This page is for buyers looking for a house with gîte, for those taking over a trading business and for sellers. In Yonne the median country house sold for €135,000 in 2025, well below the €157,000 regional figure: proximity to Paris has not inflated rural prices. Tourist inland communes, the benchmark for a gîte, stand at €115,000 and rose 3.7% between 2021 and 2025, while peri-urban areas around Sens and Auxerre stayed flat. A gîte property with several units and land is closer to the large-home market: a €462,500 median in the department (indicative), with eight sales in ten between €371,100 and €693,200, a narrower range than elsewhere in the region.
The Sénonais in the north is closest to Paris and suits short breaks all year. Auxerre and the Chablis area combine vineyards, the Yonne valley and town heritage. The Puisaye-Forterre in the west offers hedgerows, ponds, pottery villages and châteaux, often at lower prices. The Tonnerrois, crossed by the Armançon and the Burgundy canal, has the châteaux of Ancy-le-Franc and Tanlay. Avallon and Vézelay in the south open onto the Cure valley and the Morvan regional nature park, a walking and white-water area. The A6 serves Auxerre and Avallon, the A19 passes Sens, and trains from Sens and Laroche-Migennes run to Paris. See where to buy a gîte (in French).
Limestone and flat Burgundy tiles dominate the south and east; the Puisaye mixes brick, ironstone and clay soils that shrink and swell, which can crack walls. The Yonne, Armançon and Cure valleys are prone to flooding, as the risk report attached to the compromis de vente, the preliminary contract, will show. Outside villages, the septic system, inspected by the local SPANC service, must match the number of beds. Each gîte is a registered meublé de tourisme (furnished holiday let), and energy performance requirements are being phased in. The law of 19 November 2024 provides for registration through a national online service that will assign a number; it is not yet in place and is expected to open in the fourth quarter of 2026. An optional 1 to 5 star rating, valid for 5 years, reassures guests; see our article on gîte ratings (in French).
Being next to the Paris region allows weekend and school-holiday lets well beyond summer. Short stays do mean more cleaning and laundry, and competition is real near Chablis and Vézelay. Test your figures with our holiday rental simulator (in French).
Look at stables, fencing, the arena and pasture, and at how horses and holiday guests are kept apart. Whether the activity is treated as farming or commercial has tax and social-security consequences, so ask an accountant. See our equestrian gîtes for sale.
Gather registration numbers, rating decisions, accounts, bookings, the septic report and mandatory surveys. The sale is completed before a notaire, the public officer handling property transfers. Our guide to selling a gîte (in French) explains the process.
