A gîte for sale in Côte-d'Or puts you on the Burgundy wine route, between Dijon and Beaune, whose vineyard climats are a UNESCO World Heritage site. Yet the department is more than wine: the Auxois around Semur-en-Auxois and Flavigny-sur-Ozerain, the site of Alésia, Fontenay Abbey, the Burgundy Canal and the Châtillon forests draw cyclists and heritage lovers.
Properties here are mainly farmhouses with outbuildings to convert, pairs of stone houses, townhouses with a separate gîte and pool, and large old residences. This page is for buyers looking for a house with gîte, for buyers of a going concern and for Burgundy owners planning a sale. Set up an email alert (in French) for new Côte-d'Or properties.

Côte-d'Or stands apart from the rest of the region: the median country house sold for €198,000 in 2025, against €157,000 across Bourgogne-Franche-Comté. The gap comes mainly from the commuter belt around Dijon and Beaune (€220,000 over 2020-2025), while tourist inland communes remain far cheaper at €126,000. That segment still rose by 31.2% between 2021 and 2025. With several units, a pool and outbuildings, a gîte property moves into the large-home market, where the indicative median reaches €722,500 in the department, the highest of the region's published departments.
Four areas stand out. The Côte itself, from Dijon to the Maranges, lives off wine tourism most of the year, up to the Hospices de Beaune wine auction in November; properties there are scarce and costly. The Auxois, around Semur-en-Auxois, Pouilly-en-Auxois and Châteauneuf, combines cattle country, stone villages, the Burgundy Canal and Lake Panthier, and is the most sought-after area for a house with a gîte. To the north, the Châtillonnais is more remote, with forests, crémant and a shorter season, while the Morvan fringe around Saulieu draws walkers. The A6, A31, A38 and A39 motorways meet near Dijon and Beaune, and the high-speed rail stations at Dijon and Montbard make weekend trips from Paris easy.
Local buildings are limestone, roofed with flat tiles or, in the Hautes-Côtes and Châtillonnais, with lave, heavy limestone slabs that are costly to relay. For conversions, see our guide to converting a barn into a gîte (in French). Near listed monuments, exterior work needs the approval of the heritage architect (architecte des Bâtiments de France). Valley floors along the Saône, Ouche and Armançon can flood, and clay soils shrink in summer: the risk report supplied with the compromis de vente, the preliminary contract, covers this. For an isolated property, ask the SPANC, the local septic inspection service, to confirm the system matches full guest capacity. Each gîte is a meublé de tourisme (furnished holiday let), and energy performance rules are being phased in. The law of 19 November 2024 provides for registration through a national online service that will assign a number, but it is not yet in place: its opening is expected in the fourth quarter of 2026.
Close to the Côte, prices approach those of the Dijon and Beaune commuter belt, where the median country house sells for €220,000. A property with a gîte, pool and outbuildings belongs to the upper market: eight large homes in ten sold between €440,500 and €1,160,200 in the department.
Returns depend on weeks let, rates and running costs. Ask for bookings and accounts from recent seasons, then test your figures with our holiday rental profitability simulator (in French).
You sign a compromis de vente, then the final deed before a notaire, the public officer who handles property sales. If the website, customer base and contracts are transferred, part of the price may be a fonds de commerce (business goodwill) separate from the property. Check each unit's registration, the mandatory surveys and the septic report; our complete gîte buying guide (in French) covers each step.
