A gîte for sale in Territoire de Belfort sits at the crossroads of Alsace, the Vosges, Franche-Comté and Switzerland, in the Belfort Gap, the historic corridor between the Rhine and the Rhône. This small department holds the Ballon d'Alsace and the Ballons des Vosges regional nature park in the north, Vauban's citadel and Bartholdi's Lion in Belfort, Lake Malsaucy, home to the Eurockéennes summer festival, and the ponds of the Sundgau towards Delle and the Swiss border.
Rural buildings include Vosges-foothill farmhouses, village houses with a barn and a few manor houses, suited to one or two holiday units. Guests are walkers, cyclists, cross-country skiers, festival-goers, Swiss and German visitors, and business travellers to the Belfort-Montbéliard area. This page is for buyers of a house with gîte, for those taking over a business and for sellers. See also gîtes for sale in Bourgogne-Franche-Comté and set up an email alert (in French).

Territoire de Belfort is the exception in the region: the median country house sold for €203,840 in 2025, above Bourgogne-Franche-Comté and even the national figure, for 121 m² on average. No communes here are classed as tourist inland; deep-countryside prices, at a €203,950 median, jumped 28.8% between 2021 and 2025 on a small number of sales, while peri-urban prices dipped. Entry costs for a gîte are therefore higher than elsewhere in the region; a property with several units is best compared with the regional large-home market, a €520,000 median over 2021-2025.
In the north, the Vosges foothills around Giromagny, Rougemont-le-Château and the Savoureuse valley lead up to the Ballon d'Alsace, where walking, mountain biking, cross-country skiing and snowshoeing give two seasons. The centre, around Belfort and Lake Malsaucy, combines water sports, fortified heritage and business guests, for steadier demand. The Sundgau in the south-east, with its ponds and villages near Delle, draws anglers, cyclists and Swiss visitors. The A36 crosses the department, the Belfort-Montbéliard high-speed station links it to the Rhine-Rhône line, and Basel-Mulhouse EuroAirport is within reach. The mountain north is more seasonal; the town fringe fills weekdays better.
Winters are long and snowy in the north: check insulation, heating and winter access, which drive running costs and the energy rating (DPE). Communes in the Vosges massif fall under the loi Montagne, which restricts new building, so check any extension plan with the mairie, the town hall. Streams coming down from the Vosges can flood; read the risk report attached to the compromis de vente, the preliminary contract. Off mains drainage, the septic system must have been inspected by the local SPANC service. Each gîte is a meublé de tourisme (furnished holiday let): since the law of 19 November 2024, councils have wider powers and energy requirements are being phased in. The law also provides for registration through a national online service that will assign a number; it is not yet in place and should open in the fourth quarter of 2026. See our article on opening a gîte (in French).
Expect to pay more than elsewhere in the region: the median country house sells for €203,840 and only one sale in ten goes below €122,500. A farmhouse to convert is still possible, but insulation is costly in this climate. Our financing plan calculator (in French) helps balance deposit, loan and works.
It widens the market: Swiss and German visitors, cross-border families and travellers between Alsace and the Rhône valley, plus weekday business demand. None of this guarantees occupancy; test your figures with our holiday rental simulator (in French).
The sale is signed before a notaire, the public officer handling property transfers, after a compromis; the website, name and bookings may be sold separately as a fonds de commerce (business goodwill). Ask the mairie what you must do in your own name to register the let. Our gîte buying guide (in French) covers each step.
