For anyone looking for a gîte for sale in Nièvre, the department offers a rare mix in Burgundy: modest purchase prices and varied scenery. The Morvan regional nature park, with its forests, the Lac des Settons and Mont Beuvray, draws walkers, anglers and white-water paddlers; the Loire, from Decize to Pouilly-sur-Loire via Nevers and La Charité-sur-Loire, brings vineyards, Romanesque heritage and cycle routes.
Properties here are often large multi-purpose homes combining a main house, a gîte and guest rooms, and rural estates with outbuildings and land, in the Bazois, the Amognes or the Morvan. This page is for buyers after a house with gîte, for those taking over a group of gîtes or converting a farm, and for owners preparing to sell. Nièvre is the region's most affordable department: the median country house sold for €100,000 in 2025, or €1,065/m², on an average plot of 3,364 m². In tourist inland communes, which cover much of the department, the median falls to €85,000 over 2020-2025, yet it rose by 19.3% between 2021 and 2025, while commuter-belt communes fell by 1.8%. A gîte property with several units and land sits far above these levels and compares with large homes, where the regional median is €520,000 over 2021-2025.
The Nièvre side of the Morvan, around Château-Chinon, Les Settons and Lormes, is granite and forest upland where guests seek nature and quiet; the season is mostly summer and prices are among the lowest. The Loire valley, from Cosne-Cours-sur-Loire to Decize, has the Pouilly vineyards, historic towns and the fastest access: the A77 motorway links the Paris area to Nevers, and trains to Paris leave from Nevers and Cosne. In between, the Bazois, the Amognes and the Aron valley offer Charolais cattle country, châteaux and manor houses along the Nivernais Canal. The trade-off is between the Loire and motorway, more expensive but easier to reach, and the remote Morvan, harder to fill outside summer.
Buildings follow the geology: granite houses under slate or tile in the Morvan, limestone and flat tiles in the Loire valley and Bazois, large courtyard farms in the Amognes. Outbuildings can become rental units, but a low price often hides a roof, timber frame or insulation to redo. Communes along the Loire and Allier are exposed to flooding, and some granite areas of the Morvan have radon potential: read the risk report. Away from mains drainage, septic tanks are checked by the SPANC inspection service. Each gîte must be registered as a meublé de tourisme (furnished holiday let), and energy performance rules are tightening. The national online service provided for by the law of 19 November 2024 is not yet in place; it is due to open in the fourth quarter of 2026. For insurance suited to paying guests, see our article on insuring a rural gîte (in French).
Land and buildings remain cheap: one country house in ten sold for less than €46,000 in 2025. A very low price, though, usually means heavy works, isolation or a customer base to build.
The low purchase cost helps, but occupancy depends on the quality of the place, its online visibility and the season, shorter in the Morvan than near the Loire. Our article on gîte profitability lists the items to estimate, and our holiday rental simulator tests your assumptions (both in French).
Ask for bookings and accounts, then check each unit's registration, the surveys and the septic inspection. The compromis de vente, the preliminary contract, comes before the final deed signed with the notaire. If the customer base and website are included, part of the price may be a fonds de commerce (business goodwill).
