A gîte for sale in Doubs serves guests who come for mid-mountain country, fir forests and rivers rather than beaches. From Besançon, whose Vauban citadel is a World Heritage site, to the Royal Saltworks at Arc-et-Senans, and from the Loue valley to the Saut du Doubs waterfall, Lake Saint-Point and the Métabief slopes, the department has two seasons: walking and canoeing in summer, cross-country skiing in winter.
Rural buildings lend themselves to holiday lets: large Franche-Comté farmhouses whose barns can hold one or more units, stone village houses in the valleys and chalets in the Haut-Doubs. This page is for buyers after a house with gîte, for those taking over a business and for owners getting ready to sell. An email alert (in French) tells you when new properties are published.

Doubs is the region's most expensive department for country houses: a median of €224,920 in 2025, or €2,097/m², against €157,000 across Bourgogne-Franche-Comté. For a gîte, the benchmark is the tourist inland category, in practice the mountains: the median there reached €304,375 over 2020-2025, above the Besançon and Montbéliard commuter belt (€206,850). That segment fell by 5.5% between 2021 and 2025, while remote rural areas rose by 11.9%. A property with several units moves towards the large-home market, where the regional median is €520,000 over 2021-2025; Doubs has too few sales for its own figure.
The department rises in three steps. In the north and west, the Doubs and Ognon valleys, Besançon and the Montbéliard area offer moderate prices, passing trade and quick access via the A36 motorway and the high-speed rail stations of Besançon Franche-Comté and Belfort-Montbéliard. The first plateaux, around Ornans and the Loue valley, attract anglers and canoeists. The Haut-Doubs, from Pontarlier to Morteau and the Mouthe valley, is true mountain country, where Métabief and the Grande Traversée du Jura trails provide a winter season. Proximity to Switzerland, where many locals work, pushes prices up.
The Franche-Comté farmhouse has a huge roof, a tuyé, the wide chimney once used to smoke meats, and sometimes walls clad in wooden shingles (tavaillons). Insulation, heating and a snow-bearing roof weigh heavily on a renovation budget. The limestone ground is karstic: check the water supply of isolated farms and have the private septic system inspected by the SPANC, the local inspection service. The loi Montagne restricts new building in the Haut-Doubs, and riverbanks can flood. Each gîte is a meublé de tourisme (furnished holiday let): the law of 19 November 2024 created a national registration service, gave the mairie (town hall) more powers and phased in energy performance requirements (see the new holiday-let rules, in French).
Expect a median of €224,920 for a country house in 2025, more in the mountains. A farmhouse already split into several gîtes sits closer to the regional large-home range, where eight sales in ten fell between €367,200 and €863,000. Our article on what a gîte costs (in French) sets out the main value factors.
A trading gîte brings guests and bookings, but the price reflects them. Converting a barn costs less upfront but means works, permits and a first season to build. Compare both routes with our article buy or create a gîte and our holiday rental simulator (both in French).
After the compromis de vente, the preliminary contract, the notaire prepares the final deed. Check that each unit has its registration number, that its energy rating still allows letting, and that the septic system has been inspected. If the customer base, website and contracts are sold, part of the price may be a fonds de commerce (business goodwill), separate from the property.
