Sea, lagoons, vineyards and scrubland lie within easy reach of each other here, and a gîte for sale in Hérault can serve very different guests depending on whether it faces the coast or the hills. Montpellier, Sète and the Thau lagoon, Pézenas, Saint-Guilhem-le-Désert and the Pont du Diable, the Navacelles cirque, Lake Salagou, Minerve and the Fonseranes locks on the Canal du Midi draw visitors for much of the year.
Listings are often wine properties or manor houses with several gîtes, older homes on the edge of vineyards with several dwellings, and larger holiday estates. The page is for buyers of a house with gîte, those taking over a running gîte complex and owners preparing to sell. An email alert (in French) flags new listings.

Hérault is the priciest market in this part of Occitanie, with a 2025 median of €294,425 for a country house on a relatively small plot (1,916 m²). Tourist coastal communes reach €325,200 and tourist inland communes €211,700, both nearly flat since 2021, while remote rural communes rose further (+6.5%). A gîte property sits at the top end: the department's large-home median is €1,050,000 over 2021-2025 (indicative), with eight sales in ten between €556,800 and €1,977,800. The hinterland remains the most realistic way in.
The coast, from La Grande-Motte to Cap d'Agde via Sète, has the busiest season but high prices, and the loi Littoral (coastal planning law) limits extensions. The wine hinterland, from Pic Saint-Loup to the Béziers area via Pézenas and the Hérault and Orb valleys, blends wine tourism, character villages and easy beach access. Further north and west, the Lodève area, the Haut-Languedoc, the Minervois and Saint-Chinian are cheaper, with walkers and a shorter season. The A9 follows the coast, the A75 serves Lodève, and Montpellier has a high-speed rail station and an international airport, plus Béziers airport. Farmhouses, winegrowers' houses and stone cellars convert well once structure, insulation and access are checked. The department faces Mediterranean storms and flash floods on the Hérault, the Orb and their tributaries, and wildfire in scrub and woodland, with mandatory brush clearing. On the coast, erosion and the loi Littoral constrain projects. Where there is no mains drainage, the SPANC service inspects the septic tank. Each gîte must be registered as a meublé de tourisme (furnished holiday let) under the law of 19 November 2024, and some coastal or city communes add stricter rules; see the new holiday-let rules (in French).
The coast brings strong summer demand but high prices and plenty of competing holiday lets. Inland, a gîte among the vines costs less and draws longer spring and autumn stays while remaining close to the beaches.
Yes, some properties combine vines, a cellar and accommodation. Farming and tourism then fall under separate regimes, so take advice from a notaire and an accountant. See our article on agritourism and wine tourism (in French).
Income from a meublé de tourisme generally follows furnished-letting rules, with options depending on rating and turnover. Read about gîte taxation and test your figures with our holiday rental simulator (both in French).
