A gîte for sale in Haute-Garonne has an asset few rural departments share: a major city on the doorstep. Around Toulouse, the Lauragais and the Canal du Midi, the Saint-Ferréol reservoir near Revel, the Fronton wine hills and the Garonne valley offer country breaks close to town. Further south, the Comminges, Saint-Bertrand-de-Comminges, Bagnères-de-Luchon and the central Pyrenees add mountains, spas and skiing.
Listings are mostly brick or stone country homes with a gîte and pool, properties with several units, large estates and a few houses already geared to hosting or events. The page is for buyers of a house with gîte, investors targeting Toulouse visitors and owners preparing a sale. An email alert (in French) flags new properties.

The Toulouse area drives the market: in peri-urban rural communes, with 9,198 sales from mid-2020 to 2025, the median country house fetches €267,035. Tourist inland communes in the Pyrenean foothills and valleys are far cheaper (€164,580) and almost flat since 2021 (+0.6%). A gîte property compares with large homes, where the department median is €656,000 over 2021-2025, with eight sales in ten between €415,900 and €1,150,200. The north-south gap is the first budget variable.
The Lauragais to the east, around Villefranche-de-Lauragais and Revel, mixes wheat hills, dovecotes and the Canal du Midi, with the A61 to Toulouse and Carcassonne. To the north, the Fronton area draws weekenders and business visitors. The south of Toulouse combines city access with Pyrenean views. Further off, the Comminges and Luchon area, reached by the A64, works two seasons, walking and skiing, at lower prices but with more demanding operations. Toulouse-Blagnac airport and Toulouse-Matabiau station bring in guests from further away. For a wider comparison, read where to buy a gîte (in French).
Around Toulouse, traditional buildings use flat brick and Garonne pebbles under Roman tiles; in the Comminges, stone and slate dominate. The clay hills of the Lauragais are prone to shrink-swell subsidence, so cracked walls are a warning sign. The Garonne and Ariège plains flood, and Pyrenean communes fall under the loi Montagne. Near a city, a gîte also hosts business stays and wedding guests, so equipment and insurance matter; see our article on gîte insurance (in French). Each meublé de tourisme (furnished holiday let) must be registered online under the law of 19 November 2024.
Business stays, visiting families and wedding guests spread demand beyond summer, provided the unit is comfortable and easy to reach. Ask the seller how bookings are spread across the year.
It varies widely between the Toulouse area and the Comminges. Estimate notaire fees (conveyancing costs) with our fees calculator and income with our holiday rental simulator (both in French).
After the compromis de vente and the final deed, register the let and check any star rating; the national online registration service is not yet in place and is due to open in the fourth quarter of 2026. Our article on opening a gîte (in French) lists the steps.
